Roof spaces and lofts

The loft space shows a lot about a roof’s condition. We go into the loft where it is safe looking for water marks and gaps.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

Landlord roof survey in Hythe End: what you get

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you are worried about choked outlets and gutters and splits and blisters in flat roof coverings, a survey will tell you what’s going on.

In a village or hamlet like Hythe End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report records the let or shared roof as we found it on the day. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

What we can’t see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A full building survey of every part of the property
  • Roof areas we weren’t given access to
  • Structural calculations or an engineer’s report

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Flat roofs on blocks
  • Gutters and downpipes
  • Shared roofs
  • Rented houses
  • Converted houses
  • Blocks of flats

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Older rural homes like those around Hythe End can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Related advice

Leave it or get it looked at?

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. In a place like Hythe End, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Your questions about landlord roof surveys in Hythe End

Is my home in Hythe End listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I let a flat near Wraysbury station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or email us with the address and some details, including who will give access on the day.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

How long does the survey take?

It normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. You will then get the report by email.

Will you check the loft?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

Do you need a landlord roof survey in Hythe End?

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently, and flat roofs over rear additions often need attention sooner.

People normally book a survey when they’ve noticed one of these:

  • Splits and blisters in flat roof coverings
  • Failed flashings at walls and chimneys
  • Parapets and upstands in poor repair
  • Worn ridges, hips and verges

Landlords with a home close to Wraysbury station may find that a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?
  • Are they insured for the work?
  • Is there a chance to talk the report through?

What a good roof survey covers

Landlord roof surveys around Hythe End

About 3.2 miles north-west lies Frogmore House, a reminder of how long the area around Hythe End has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as Strode's College, a written record of a large roof helps plan work for the holidays rather than in term time. If your home is one of the older ones in the streets near St John's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

What affects the cost of landlord roof surveys

We confirm the exact price before booking. This is what makes a difference:

  • Whether thermal imaging or a drone is needed
  • The roof’s overall size
  • Building height and the viewpoints available
  • How many separate roofs there are, such as extensions, dormers and garages

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.

Helping us price your survey

There’s no need for technical words. It’s enough to tell us:

  • Photos of the roof, taken safely from the ground or a window
  • The kind of building and roof involved
  • The property’s address and postcode
  • Your timetable, such as an exchange date

Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.
