Hythe End Chimney Survey
A survey of chimney stacks, pots, flashings and flaunching around Hythe End, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- A chimney out of line
- Gaps where the stack meets the roof
- Bricks with flaking faces
Leave it or get it looked at?
Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. In a place like Hythe End, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Chimney survey in Hythe End
Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. We survey chimney pots and cowls, brick chimney stacks and lead flashings, and people most often book us about disused chimneys trapping moisture and damaged chimney pots and cowls.
Older buildings in small places like Hythe End may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What we do, step by step
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take an hour or two at a house, as part of a look at the roof around the stack. Somewhere like Hythe End needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
How to prepare
- Keep pets in another room
- For flats, check roof access has been agreed
- Gather any invoices or paperwork from past roof work

FAQs for Hythe End
I let a flat near Wraysbury station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or email us and tell us about the building, including who will give access on the day.
Will you come out to Hythe End?
Yes. Hythe End is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Does the weather affect the survey?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Do you need to go on the roof to check the chimney?
We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How long is the visit?
Time on site depends on the roof, but most surveys take roughly 1–2 hours for a house, or half a day or so for a commercial building. The report is sent afterwards by email.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Roofs, chimneys and gutters in Hythe End
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Frogmore House, about 3.2 miles north-west, is one of the historic houses in the wider area around Hythe End. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Strode's College, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near St John's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Wraysbury station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Tips that help
Small things make a difference. Some pointers:
- Check that disused chimneys can still breathe
- Glance at the stacks from the street now and then
- Photograph damp patches with the date
- Use the report as a baseline for future checks
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.
