Independent chimney surveys in Ewell

Chimney survey in Ewell

If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. If you’ve noticed a stack that appears to lean and spalled or crumbling bricks, a survey will tell you what’s going on, whatever the roof.

Around Ewell, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can be seen safely from the property we’re surveying. Tell us when you book if you know of anything shared with next door.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Photograph damp patches with the date
  • Glance at the stacks from the street now and then
  • Find out whether changes to a stack need permission
  • Make sure unused flues are capped with ventilation

You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it is easy to follow.

Look at your chimneys from ground level now and then, especially after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

FAQs for Ewell

I let a flat near Ewell West station. Can you check the roof?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

Does a conservation area affect roof work in Ewell?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can plan what to do with it.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

How can you see the top of the stack?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. Our Premium Survey includes a drone inspection where applicable. If part of a stack cannot be seen, the report says so.

Do you work in Ewell?

Yes. We survey roofs across London and South East England, Ewell included.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. Semi-detached and terraced homes in a town like Ewell often share a roof line with the neighbours, so shared parts are looked at as far as they can be seen from your property. It’s useful to know about previous repairs, leaks or recent work, so time on site goes where it is needed.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Unlock side gates and any roof access doors
  • Agree roof access with the managing agent if it’s shared

Advice

What a chimney survey doesn’t cover

It’s useful to know what a survey will not do before you book:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Whether a gas appliance or its flue is safe
  • A structural engineer’s assessment

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and doesn’t.

Chimney surveys around Ewell

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. About 0.2 miles south-east lies Fitznells Manor, a reminder of how long the area around Ewell has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If your house is among the older ones in the streets near St Mary's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Shop and office owners around The Ashley Centre may find that a dated report on the roof is useful for planning and for any lease discussions. If you let a flat or house near Ewell West station, the gap between tenancies is a good time to have the roof looked at.

Landlord and commercial surveys in Ewell

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

How the survey changes by roof type

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.
