How a drone roof survey works in Ewell

Before any flight, we check the airspace. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Central London has restricted areas of its own, which need NATS permission. If we can’t fly, we use other safe vantage points instead and tell you. Prisons have their own drone restriction zones too. If you’ve noticed coverings that have slipped high up on the roof and chimney tops in poor condition, a survey will tell you what’s going on, on valleys and parapet gutters, fragile roofs and large and complex roofs alike.

In a town like Ewell, the roofs that are hardest to see are often on taller buildings, steep slopes or the backs of terraces. Close-up drone photos and thermal images show what binoculars from the pavement cannot. Each needs the right weather, so the date is set with the forecast in mind. A typical example is the rear slope over a back addition, which can’t be seen from the street.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a drone roof survey looks like in Ewell

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Fitznells Manor, about 0.2 miles south-east, is one of the historic houses in the wider area around Ewell. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as St Mary's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps. If you run a business near The Ashley Centre, thermal images can show trapped moisture across a wide commercial roof. If you look after a building such as St Clement's Catholic Primary School, a drone or thermal camera can show a large roof in a single visit.

What affects the price in Ewell

All our prices include VAT. What changes the price is:

  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium
  • Whether it’s a home or a commercial building
  • Any need for thermal images or a drone flight

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Drone roof survey starts from £400, including VAT.

Getting in touch

There’s no need for technical words. Just let us know:

  • Where any leaks, stains or damp patches show inside
  • Dates you are working to, such as exchange
  • What made you get in touch
  • How the loft is reached, if there is one

Most bookings start with a short call: ring 07833 053749 or send us an email. The price is agreed before a date is set.

FAQs for Ewell

Are there drone restrictions around Ewell?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour.

Does a conservation area affect roof work in Ewell?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

How long will you be at the property?

Expect it to take an hour or two for a house, with bigger or more complicated roofs taking longer. You will then get the report by email.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Will you go up on the roof?

Only if it is safe. We inspect what can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Mention anything you’ve noticed on the roof
  • Check there is room outside for the drone to take off
  • Expect a little longer if permission is needed
  • Give us the full address so we can check the airspace

Your report arrives by email, with close-up photographs from the flight. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Keep the roof space ventilated. Poor airflow lets condensation build up. Keep insulation clear of the eaves.

Why get it checked now?

Leaving a high roof unchecked means relying on what you can see from below. Close-up photos show what’s really there. It is far easier to plan work when you can see the problem. In a family home in Ewell, a small roof fault lets water into places you can’t see, soaking loft insulation, wall tops and timbers. By the time a stain appears on a ceiling, there is more to put right.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. For a visit in Ewell, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. We also look inside the roof space where it is safe.
  5. Everything is written up, with the aerial photos and our advice.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Have any paperwork from past roof work to hand
  • Show us where any leaks or stains appear

Advice

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Flying in a flight restriction zone without the airport’s permission
  • Photos in conditions too poor to fly
  • Structural calculations (that is a structural engineer’s job)
