Drone Roof Survey in Surrey

Drone roof survey in Surrey: how it works

Some roofs are hard or unsafe to reach. A drone takes close-up photographs of those roofs from the air. You see slates, ridges, chimneys, valleys and gutters in detail. Everything we find goes into a photo-illustrated written report. It also suits roofs that would be damaged by someone walking on them. If we cannot fly, we tell you why. Common reasons to book are worn lead at chimneys and walls and chimney tops in poor condition, on fragile roofs, flat roofs on upper floors and chimney stacks.

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours at a house, including the airspace and weather checks before take-off.

  1. We confirm whether a drone suits your roof.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. If the loft can be reached safely, it is checked too.
  5. The report sets out what we found, with photos and recommendations.

Airspace, weather and roofs across Surrey

Across Surrey, the clearest thermal images come after a sunny day on a dry, calm roof. It shows surface temperature, not water, so findings are checked with moisture readings.

Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in Surrey is checked with its age and materials in mind.

Guildford: A roof leak in a hotel or guest house around Guildford means lost rooms as well as repairs, so it’s worth knowing the roof’s condition. Take a building like Sandfield Primary School: a drone or thermal camera can show a large roof in a single visit.

Rented homes, blocks and businesses

What we are asked to look at in Surrey

From the pavement, most of a tall roof is out of sight. You cannot see the back slope, the valleys or the chimney tops. Faults there can go unnoticed for years, which is why owners turn to a drone.

People normally book a survey after spotting something like this:

  • Tired mortar and pots at the top of a stack
  • Hidden gutters full of leaves
  • Loose ridge and hip tiles
  • Standing water on a flat roof

Different roofs, different checks

Ridges and hips

Some ridges are fixed with mortar, others with dry-fix systems. Their condition is noted in the report.

Steep slate and tile slopes

On slate roofs, slipped slates frequently point to corroded nails. Close-up photos show how widespread it is.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • What’s under the slates, tiles or felt
  • Structural calculations (that is a structural engineer’s job)
  • Neighbouring roofs the owner hasn’t asked us to survey

What affects the cost of drone roof surveys

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

Getting in touch

When you call or email, these details help:

  • Any stains, drips or damp patches you’ve seen indoors
  • When you need the report by
  • The address and postcode of the property
  • What kind of property and roof it is

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.

Your questions about drone roof surveys in Surrey

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.

Will you walk on the roof?

Only where it is safe to do so. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

How long does a drone roof survey take?

On site, it usually takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. That includes the checks before the drone goes up.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Can you fly a drone in central London?

It depends where in central London. Restricted areas over Hyde Park, the City of London and the Isle of Dogs need NATS permission before a flight. Every address is checked first, and fall back on other viewpoints if we cannot fly.
