What a drone roof survey looks like in Pains-Hill

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

Titsey Place, about 2.1 miles north, is one of the historic houses in the wider area around Pains-Hill. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. Take a building like Limpsfield CofE Infant School: a view from above covers a wide roof far faster than walking it.

Pains-Hill is about 6 miles south-east of Caterham, in Surrey. We carry out drone roof surveys for homes and businesses in Pains-Hill. Our Surrey coverage includes Pains-Hill and the places around it. Crawley is in our area too.

Drone roof survey in Pains-Hill

Tall, steep, large or fragile roofs cannot always be inspected up close. Our drone roof survey gets a camera close to them without anyone climbing. You see slates, ridges, chimneys, valleys and gutters in detail, including slopes that can’t be seen from the street. The photos go into a written report. It also suits roofs that would be damaged by someone walking on them. Where a flight is not possible, we explain why. We are often asked to look into eroded pointing on a chimney stack and hidden gutters full of leaves, on large and complex roofs, chimney stacks and flat roofs on upper floors.

Somewhere as small as Pains-Hill, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are looked at before the visit, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What this survey cannot tell you

It is a careful look at the roof, not the whole story. Its limits include:

  • Flights in a restricted zone without permission
  • Photos in conditions too poor to fly
  • Close-up photos of next door’s property

If in doubt, call 07833 053749 or email us and we will suggest the right survey before booking. The full list of what we check.

What this survey covers

  • Fragile roofs
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Chimney stacks
  • Large and complex roofs
  • Tall and steep roofs

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Different roofs, different checks

Chimney stacks

Leaning stacks and loose pots are easier to judge from above. Each defect is photographed for the report.

Valleys and parapet gutters

Hidden gutters and valleys sit out of sight. A drone shows linings, joints and build-ups of debris.

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. Rural addresses near Pains-Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We confirm whether a drone suits your roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. We also look inside the roof space where it is safe.
  5. Everything is written up, with the aerial photos and our advice.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Tell next door if the drone will be near their property
  • Let us know what you want to see
  • Keep pets indoors during the flight
  • Give us the full address so we can check the airspace

We email the report to you, with close-up photographs from the flight. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Look at the roof from the ground after strong winds. Debris in the garden is a sign to act on. A drone can show exactly what has moved.

What we’re asked to look at in Pains-Hill

The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are often invisible from below. Close-up drone photos show their condition.

A survey can pick up problems such as:

  • Flashings that have come away
  • Moss and weeds taking hold up top
  • Blocked valleys and parapet gutters
  • Loose ridge and hip tiles

If you live in an older home near St Andrew's, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Before booking anyone

  • When you’ll get the report
  • What happens after the report arrives
  • How long they’ve been surveying roofs
  • Whether they hold professional indemnity and public liability insurance

Pains-Hill questions

Can you fly a drone over a roof in Pains-Hill?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.

How do I find out if my home in Pains-Hill is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What does a roof survey cost?

Our price is from £400, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible.
