Gutter surveys near Pains-Hill

About our gutter survey in Pains-Hill

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. If you’ve noticed gutters packed with leaves or moss and leaks at the gutter joints, we can find out what’s behind it.

Somewhere as small as Pains-Hill, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

What happens on the day

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Pains-Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

What we can’t see

In fairness, there are limits to any roof survey:

  • Blockages deep inside downpipes
  • Hidden sections we can’t view safely
  • Underground drains, which need a CCTV drain survey

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

What this survey covers

  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Eaves gutters
  • Outlets and hoppers
  • Parapet and box gutters

Common roof problems in Pains-Hill

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

It is worth booking a survey if you’ve seen:

  • Leaks at the gutter joints
  • Overflowing valley or parapet gutters
  • Rotten fascias or stained soffits
  • Sagging gutters and loose brackets

For site and facilities teams at buildings such as Limpsfield CofE Infant School, large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • What follow-up you get after the report
  • Which limits apply to the survey
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What a roof survey includes

Leave it or get it looked at?

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Older and listed buildings around Pains-Hill may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Why book with us

  • Over 20 years’ experience
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Look out for overflows when it pours
  • Ask for valleys and parapet gutters to be cleared too
  • Look for green streaks or damp patches on walls
  • Look for downpipes coming loose

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it does not, tell whoever did the work.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
