Gutter surveys for homes and businesses in Hurst Green

Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from ground level, from windows, from the loft space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. If you are worried about downpipes that are split or coming away and blocked outlets and hoppers, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Hurst Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours at most homes, and more on a big or complicated roof. Around Hurst Green, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

What happens if roof problems are left?

It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. In a small place like Hurst Green, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What a gutter survey looks like in Hurst Green

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. With Titsey Place about 2.3 miles north, Hurst Green sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you own a rental within reach of Hurst Green station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Hurst Green Infant School, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark like St Agatha's Hall, old fixings, lead flashings and tall chimneys are typical of older roofs.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

How the survey changes by roof type

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

What this survey can’t tell you

Before you book, it is worth knowing what a survey will not do:

  • Damage hidden inside walls or behind boards
  • Parts of gutters that cannot be seen safely
  • Underground drains, which need a CCTV drain survey

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before booking. The full list of what we check.

Questions from Hurst Green

Will you come out to Hurst Green?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Hurst Green?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so we report on what’s visible.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

What happens after the survey?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
