About roof surveys in RH8

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We are frequently asked to look into torn or sagging underlay and loose ridge or hip tiles, across clay and concrete tiles, the roof space and ridges, hips and valleys.

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where applicable. The survey typically takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We check the roof from every safe viewpoint, inside and out.
  4. Every part of the roof is checked and photographed.
  5. We email a report with photographs and recommendations.

Local landmarks in Oxted

We work in homes and buildings around Hazelwood School, Oxted School and Hurst Green Infant School. The closest station to Oxted is Hurst Green station, roughly 0.5 miles south-east. A little further out are Bletchingley Castle (4.6 miles west) and East Surrey Museum (4 miles north-west). Open spaces near Oxted include Bay Pond and Botley Hill.

Homes and roofs across RH8

Across RH8, from Oxted, Limpsfield and Hurst Green outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in RH8 are part of that picture.

Oxted: Historic houses like Titsey Place, about 2 miles north-east, show how far back building around Oxted goes. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. The streets around a church such as St Agatha's Hall are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Mention any damp patches when booking
  • Find records of any re-roofing or repairs
  • Hold on to the report for future surveys
  • Leave roof access to professionals

Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

Leave it or get it looked at?

By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft.

Questions to ask before booking

  • What exactly goes into their report
  • Whether you can ask questions once you have the report
  • How soon the report will arrive
  • Whether the inside of the roof is included

How we price roof surveys

A few things affect what a survey costs:

  • The shape of the roof and its details
  • The number of roofs, including extensions and garages
  • How big the roof is
  • If the survey needs thermal imaging or a drone

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Helping us price your survey

These details help when you get in touch:

  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block
  • What made you get in touch
  • Anything about access we should know

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or send us an email.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Structural calculations (that is a structural engineer’s job)
  • A promise that the roof will not leak in future
  • What’s under the slates, tiles or felt

What we are asked to look at in RH8

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

A survey makes sense if you’ve noticed:

  • Torn or sagging underlay
  • Blocked, sagging or leaking gutters
  • Loose ridge or hip tiles
  • Slipped, cracked or missing slates and tiles

Questions from RH8

What’s the best way to book?

The quickest way is to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we’ll take it from there. We survey on weekdays, Saturdays and Sundays.

Do you give a life expectancy for the roof?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or send us an email.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. The report includes photos and recommendations.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
