Thermal roof survey in Oxted: what you get

Your report sets out the thermal images alongside ordinary photos, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. There is a 12-month follow-up as well. We survey ceilings below the roof, flat roofs and loft conversions, and people most often book us about wet insulation beneath the membrane and gaps in loft insulation.

In smaller places like Oxted, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you can’t see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from ground level.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Prices for thermal roof surveys in Oxted

When we price a survey, we consider:

  • Whether it’s a home or a commercial building
  • The height of the building and how the roof can be seen safely
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Helping us price your survey

We’ll normally ask about:

  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them

Booking is simple: just call 07833 053749 or drop us an email, let us know about the property and we’ll suggest the right survey. We confirm the price before anything is booked.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there. In a smaller place like Oxted, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We look at the roof from the ground, from windows and from the roof itself where it’s safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

  • Note where any stains or damp appear
  • Have any paperwork from past roof work to hand
  • Keep pets inside or away from the areas we are looking at

How to book

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or send us an email.

Advice

Drones, thermal imaging and Oxted roofs

With Titsey Place about 2 miles north-east, Oxted sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

Take a building like Hazelwood School: thermal images can show where wet insulation sits under a big flat roof. For an older house near a landmark such as St Agatha's Hall, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.

Oxted is about 7 miles east of Redhill, in Surrey. Oxted gets the same service as everywhere else we work: a close look at what can be seen safely, photos and a clear written report. Oxted is one of the towns and villages in Surrey we cover. You can also see our page for Crawley.

Surveys in RH8 are booked the same way as anywhere else. We cover properties on Station Road West, Station Road East and High Street. Oxted sits on or near the A25, so getting to you is simple. If you’re just outside Oxted, we cover Hurst Green (1 mile south), Limpsfield (1 mile north-east), Pains-Hill (1 mile east), Tandridge (2 miles south-west) and The Chart (2 miles east). Further out, we also cover Epsom (13 miles north-west), Horley (9 miles south-west), Redhill (7 miles west), Ewell (13 miles north-west), Reigate (9 miles west) and Caterham (5 miles north-west).

For rail, the closest station is Hurst Green station, about 0.5 miles south-east of the centre. Why get it checked now?

Wet insulation under a flat roof does not dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. Around Oxted, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Your questions about thermal roof surveys in Oxted

Does a conservation area affect roof work in Oxted?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover Oxted?

Yes, Oxted is within the area we cover. Our area covers London and South East England. Just call 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you use a thermal camera on a sloping roof?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and back them up with a visual inspection and moisture readings.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

What a thermal roof survey doesn’t cover

It helps to know what a survey will not do before you book:

  • Readings unaffected by sun, shade or reflections
  • The condition of timbers we can’t see
  • Whether the deck or roof structure is strong enough

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What our survey covers.
