About our roof survey in Oxted

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey lead flashings, the roof space and natural slate, and people most often book us about cracked or blistered flat roof coverings and debris building up in roof valleys.

Houses in smaller places like Oxted can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Roof surveys around Oxted

Titsey Place, about 2 miles north-east, is one of the historic houses in the wider area around Oxted. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to St Agatha's Hall: old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Hazelwood School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Hurst Green station, a dated record of the roof is useful when planning maintenance across a let.

Oxted is about 7 miles east of Redhill, in Surrey. We visit Oxted as part of our work across Surrey, for homes and businesses alike. Oxted is one of the towns and villages in Surrey where we work. We also survey roofs in Crawley.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take between one and two hours at most homes, and longer for a large or complex roof. A visit to a smaller place like Oxted is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Oxted: your questions answered

How do I find out if my home in Oxted is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Oxted?

Yes. Oxted is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Do you inspect the roof from on top?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

Can you check whether my roof contains asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

How long does the visit take?

It normally takes between one and two hours for a house, and about three to four hours for a commercial roof. Report times depend on the package.

Does the weather affect the survey?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

Different roofs, different checks

Chimney stacks

We look at the stack itself, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Confirmation of asbestos in soffits or cement sheets
  • An exact number of years the roof has left
  • A full building survey of the property

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

What happens if roof problems are left?

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot. Blocked gutters on homes around Oxted overflow and soak walls. Dealing with the cause is simple; drying out a wall is not.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What affects the price in Oxted

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • How big the roof is
  • The package you choose: Basic, Standard or Premium
  • Height and safe access

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Any deadline, such as an exchange date
  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel
  • Whether there’s a loft hatch, a shared roof or tricky access

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.
