Roof survey in Limpsfield
We survey roofs in Limpsfield and across London and South East England. Visits run on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or drop us an email. Typical surveys look at ridge tiles that have lifted or moved and torn or sagging underlay, across natural slate, lead flashings and clay and concrete tiles.
Somewhere as small as Limpsfield, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What happens if roof problems are left?
It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Older and listed buildings around Limpsfield may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Useful tips for Limpsfield property owners
There is plenty you can do without going near the roof. What helps most:
- Mention any damp patches as you book
- Stay off ladders and the roof
- Take photos of any leaks as they happen
- Mention any flat roofs as well as the main roof
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.
Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
Limpsfield questions
I let a flat near Oxted station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or use the contact form and let us know about the building.
Is my home in Limpsfield listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. The report includes photos and recommendations.
What if it rains on the day?
It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
Can you tell me how long my roof will last?
We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether the roof structure meets design loads
- A full building survey of the property
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before you book. What our survey covers.

Roof surveys in Limpsfield: local notes
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Titsey Place, about 1.3 miles north, is one of the historic houses in the wider area around Limpsfield. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Oxted station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. How it works
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Older roofs in small places like Limpsfield can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
Before we arrive
- Check pets are kept safely away
- Find any records of previous roof work
- Agree roof access with the managing agent if it is shared
