About our roof survey in Titsey

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We’re often asked to look into gaps in the roof where coverings have gone and debris building up in roof valleys, across natural slate, clay and concrete tiles and chimney stacks.

In a small place like Titsey, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens if roof problems are left?

By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner. In a small place like Titsey, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Do you need a roof survey in Titsey?

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.

A survey makes sense if you’ve noticed:

  • Worn lead at chimneys and abutments
  • Condensation or damp timbers in the loft
  • Ridge tiles that have lifted or moved
  • Standing water on a flat roof

Take an older house close to Church of St James the Greater: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What’s in a roof survey

Roof surveys in Titsey: local notes

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For landlords with property near Oxted station, the gap between tenancies is a good time to have the roof looked at. With Titsey Place about 0.3 miles west, the area around Titsey has a long history. On a period home nearby, the survey separates sound original work from tired later repairs.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for a house; commercial roofs usually need 3–4 hours. Somewhere like Titsey needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Advice

Useful tips for Titsey property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Include dormers, porches and garages when booking
  • Check the roof from ground level after storms
  • Clear the loft hatch area before we arrive
  • Find records of any re-roofing or repairs

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • Walls, floors and services below the roof
  • How the roof will behave in every kind of weather
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Natural slate
  • Ridges, hips and valleys
  • The roof space
  • Chimney stacks
  • Flat roofs
  • Clay and concrete tiles
  • Lead flashings

Titsey questions

Is my home in Titsey listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Titsey?

Yes. Titsey is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
