Need a roof leak investigation in Titsey?

How it works

The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Titsey can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Roof leak investigations for homes and businesses in Titsey

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. Common reasons to book are water marks that spread in wet weather and leaks at a dormer or roof window, on flat roof details, the roof space and chimney stacks.

Many homes in small places like Titsey face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Questions from Titsey

How do I find out if my home in Titsey is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Titsey within the area you cover?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is it a leak or condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

What should I do before you arrive?

Clear the loft hatch so we can get into the roof space. Have any photos of the leak ready, and tell us about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Why is the stain in a different place from the leak?

Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.

How much does a roof leak investigation cost in Titsey?

Our price is from £150, including VAT. We confirm the price for your survey before you book, based on the roof’s size, access and package. For a price, call 07833 053749 or drop us an email.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Roof by roof

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak.

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. When their outlets block, water rises over the lining and runs indoors.

Signs you need a roof leak investigation in Titsey

Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

Common reasons to book include:

  • Water dripping from rafters or underlay
  • Damp on a chimney breast
  • Condensation that looks like a leak
  • Water through the ceiling under a flat roof

If you let a flat or house near Oxted station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Titsey roofs and the weather

The wider area around Titsey has a long history of building, with Titsey Place about 0.3 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

Anyone responsible for a site like Oxted School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you live in an older home near Church of St James the Greater, lead flashings, valleys and old chimneys are typical places for water to get in.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Water from pipes, tanks or heating systems
  • Structural calculations (that’s a structural engineer’s job)
  • Leaks that only appear in weather we can’t recreate

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before booking. The full list of what we check.
