How a roof leak investigation works in Pains-Hill
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from every safe viewpoint. Typical surveys look at wet patches on loft insulation and leaks at a dormer or roof window, on chimney stacks, the roof space and flat roof details.
For a small place like Pains-Hill, the inspection is the same as anywhere: the journey and access are just planned ahead of time. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When to book a survey in Pains-Hill
When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.
We’re often asked to look at:
- Water through the ceiling under a flat roof
- Damp walls below an overflowing gutter
- Damp on a chimney breast
- Ceiling stains that grow after rain
Landlords with a home close to Hurst Green station may find that tracing a leak quickly matters when a tenant is living with it.

What we do, step by step
You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes about 1–2 hours, more where the leak is intermittent or the roof is large. Around Pains-Hill, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- You let us know where the water shows and when it appears.
- Inside, we check the damp area and the loft space above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Moisture readings and thermal imaging are used where they help.
- We email a report with photos, the likely entry point and recommendations.
How to prepare
- Have any questions written down, so nothing gets missed
- For a flat or shared roof, check access with the freeholder or managing agent
- Gather any invoices or paperwork from past roof work
Getting a price

Questions from Pains-Hill
Do you cover Pains-Hill?
Yes, Pains-Hill is one of the places we work. The survey and report are the same in Pains-Hill as anywhere else.
Will you come out to Pains-Hill?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Do you survey on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Can you trace a leak in dry weather?
Typically, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.
Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What we cannot see
It is a careful look at the leaking roof, not the whole story. The main limits are:
- An intermittent leak that shows no trace on the day
- Whether rotten timbers meet design loads
- Leaks from plumbing, tanks or pipework rather than the roof
If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before you book. What a survey covers and doesn’t.

Roof leak investigations around Pains-Hill
Titsey Place, about 2.1 miles north, is one of the historic houses in the wider area around Pains-Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Different coverings let water in at different points, which shapes where the search starts.
Take an older house close to St Andrew's: lead flashings, valleys and old chimneys are typical places for water to get in. Take a building like Limpsfield CofE Infant School: on a building that size, finding the source of a drip means looking well beyond the stain.

Leave it or get it looked at?
A small drip today can be a bigger leak after the next storm. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Practical tips
Over many surveys, some simple habits stand out:
- Let us know what has already been tried
- Stay off ladders and the roof
- Keep water away from lights and sockets
- Check whether pipes or tanks run near the stain
If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
Plan a roof survey every few years. They’re where most leaks start, and catching wear early keeps water out.
