Roof Leak Investigation in Ewell
We take a careful look at the leaking roof at your property in Ewell, and put it all in a written report with photos.
- Damp ceilings under a flat roof
- Water coming in around a roof light or dormer
- Damp patches next to the stack
What we can’t see
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- Defects hidden under coverings or inside walls without opening up
- Water from pipes, tanks or heating systems
- The repair itself (the investigation finds and reports the cause)

Roof leak investigation in Ewell
We investigate roof leaks in Ewell and across London and South East England. We visit on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then call 07833 053749 or use the contact form to arrange a visit. We survey flat roof details, valleys and parapet gutters and rooflights and dormers, and the problems we are asked to look at most are drips from nail tips in a cold loft and water coming in around a roof light or dormer.
Around a town like Ewell, leaks come from older and newer roofs alike. Older roofs suffer slipped slates, worn mortar and tired lead, while later houses can leak at valleys, verges and flat-roofed additions. Knowing the cause tells you what to do next. It also tells you whether the problem is old wear or something more recent.
After the visit, you get a report with photographs, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Ewell roofs and the weather
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering and its details give the first clues when tracing where water is coming from. Historic houses like Fitznells Manor, about 0.2 miles south-east, show how far back building in the area around Ewell goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you look after a building such as St Clement's Catholic Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. If you let a flat or house near Ewell West station, a tenant living with a leak needs the cause found, not just the stain painted over.

For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.
Your questions about roof leak investigations in Ewell
Does a conservation area affect roof work in Ewell?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is there anything to prepare before you come to Ewell?
Clear the way to the loft hatch if there is one, and let us know about any leaks, stains or past repairs. Let us know about parking and access in Ewell too.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
How long will you be at the property?
On site, it normally takes about one to two hours at a typical home, or half a day or so for a commercial building. Report times depend on the package.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.
Do you work in Ewell?
Yes. We survey roofs in Ewell and the rest of Surrey, as part of our work across London and South East England. For a price, phone 07833 053749 or email us.
Why isn’t the leak directly above the stain?
Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.
The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. For a visit in Ewell, we need access to the loft, any rooms with leaks or stains, and the outside of the building. If there is a side gate or a rear garden, let us know how to reach it. Weekday and weekend visits are available.
- You get in touch with details of the leak and any photos.
- Inside, we check the damp area and the loft space above it.
- Outside, we check every likely route in.
- Moisture readings and thermal imaging are used where they help.
- We email a report with photos, the likely entry point and recommendations.
Before the survey
- Have any questions written down, so nothing gets missed
- Make sure the loft hatch can be reached
- Make sure we can get to the back of the property

Advice
What we are asked to look at in Ewell
A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, since a blocked outlet sends water over the lining and into the building.
It is worth booking a survey if you’ve seen:
- Damp walls below an overflowing gutter
- Leaks below a flat extension roof
- Water dripping from rafters or underlay
- Condensation that looks like a leak
Homes near green spaces such as Hogsmill LNR can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.
Questions to ask before booking
- How long they’ve been surveying roofs
- Which limits apply to the survey
- Whether VAT is added on top
- Their drone registration, if they fly one
How the survey changes by roof type
Flat roof upstands and outlets
Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. We check outlets and the covering around them.
Chimney stacks
Damp on a chimney breast inside often starts at the top of the stack. Open, unused pots let rain fall down the flue.
Practical tips
You don’t need to be a roofer to help. Here’s what helps most:
- Keep a photo record of the damp patch
- Move stored items away from the hatch
- Keep water away from lights and sockets
- Tell us if there are tanks or pipes in the loft
The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.
Keep the loft space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Keep insulation clear of the eaves.
