Wind, rain and roofs in Egham
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it is detailed. With Frogmore House about 3.7 miles north-west, Egham sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Hotels and guest houses near Egham cannot easily close rooms for a leak, so it is worth knowing the roof’s condition. If you own a rental within reach of Egham station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

How a roof leak investigation works in Egham
The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. Common reasons to book are leaks below a flat extension roof and brown rings on upstairs ceilings, across slate and tile slopes, rooflights and dormers and flat roof details.
When a storm passes over a town like Egham, loose tiles, slates and ridges are the first to move. Many policies treat gusts of about 55 mph as storm conditions, though it varies. Photos and a written account help you show what happened. Because wear and tear is usually excluded, the age of any damage matters.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

What happens on the day
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take between one and two hours on an ordinary house, and longer for a large or complex roof. For a visit in Egham, we need access to the loft, any rooms with leaks or stains, and the outside of the building. If there is a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- We email a written report showing where the water most likely gets in.
Getting ready for the survey
- Jot down any questions you want answered
- Have any paperwork from past roof work to hand
- Tell us about any leaks, stains or damp patches you know of

What a roof leak investigation doesn’t cover
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- The repair itself (the investigation finds and reports the cause)
- Defects hidden under coverings or inside walls without opening up
- Plumbing leaks that look like roof leaks
If in doubt, call 07833 053749 or email us and we will suggest the right survey. What our survey covers.
Roof types and parts we check
- Rooflights and dormers
- Slate and tile slopes
- Flat roof details
- Chimney stacks
- Valleys and parapet gutters
- Lead flashings
- The roof space
What else we do in Egham
What we look for on each type of roof
Slate and tile slopes
On slate roofs, corroded nails let slates slip. One slipped slate can be enough to cause a leak, especially in driving rain.
Valleys
Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.
What happens if roof problems are left?
A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching and have an electrician check it. Then the source needs tracing. On a house in a town like Egham, wet loft insulation stops working and can stay damp for a long time. That adds to the bill long before the leak is obvious.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Egham questions
Do you cover Egham?
We do. The survey and report are the same in Egham as anywhere else.
Is my home in Egham listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Can every leak be traced?
We can’t promise it. Water can travel a long way, and some leaks only show in particular storms. Where the source isn’t certain, we list the likely routes in order.
Can thermal imaging help find my roof leak?
Thermal imaging is used where it is useful, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.
Does the investigation include the repair?
The investigation is about finding the cause. The repair itself is a separate job. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.
Could my leak actually be condensation?
The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.
What should I do before you arrive?
Keep a note of when it leaks, and take photos. Clear access to the loft. If water is near any fittings, have an electrician check them.
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Do you need a roof leak investigation in Egham?
Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.
Common reasons to book include:
- Drips from nail tips in a cold loft
- Water coming in around a roof light or dormer
- Wet patches high on an inside wall
- Water dripping from rafters or underlay
If you live in an older home near St John's Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
Choosing a roof surveyor
- Whether VAT is added on top
- What follow-up you get after the report
- Which viewpoints they use to see the roof
- Which limits apply to the survey
