Flat Roof Survey in Egham
Not sure what state the flat roof is in? You can book a flat roof survey in Egham and across Surrey.
- Splits and cracks in the covering
- Raised blisters across the surface
- Damaged trims at the roof edge
Why get it checked now?
A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Around Egham, water from a roof defect frequently goes unseen for a while, such as the loft insulation, the top of a wall or the roof timbers. By the time it shows inside, the job has grown.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
Why us?

How a flat roof survey works in Egham
Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you are worried about leaks around rooflights and dips that suggest the deck is deflecting, we can find out what’s behind it, whatever the roof.
Around Egham, many garages, porches and extensions have flat roofs of their own. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed. Felt, rubber and fibreglass coverings each need a different approach. We don’t test for asbestos, but our reports may flag materials that could contain it.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How it works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit in Egham runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so tell us who that will be.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Dig out any old roof reports or invoices
- For a flat or shared roof, check access with the freeholder or managing agent
- Keep pets out of the way during the survey

Advice
FAQs for Egham
Is Egham in the area you cover?
Yes. We work right across London and South East England, and Egham is part of that. Just phone 07833 053749 or email us and let us know about the property.
Is my home in Egham listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Should I worry about standing water on my flat roof?
Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.
Can you survey any kind of flat roof?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Do you check flat roofs for asbestos?
We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Limit foot traffic on the covering
- Book a survey every few years
- Never stand on rooflights or fragile sheeting
- Check the outlets after the leaves fall
After the visit, we write up the report with photographs of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

How the survey changes by roof type
GRP fibreglass
A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.
What a survey costs
Prices always include VAT. The things that change the price are:
- The height of the building and how the roof can safely be seen
- How complicated the roof is, with its valleys, chimneys and parapets
- The number of roofs, including extensions and garages
- Roof area
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.
What to tell us when you contact us
Getting the details right at the start saves time. Please include:
- What made you get in touch
- Any marks or damp showing indoors
- Any deadline, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
To arrange a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
