Flat roof survey in Camberley

Ponding is frequently the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’ve noticed loose or cracked edge trims and failed upstands where the roof meets a wall, we can find out what’s behind it.

In a town like Camberley, flat roofs are common on rear extensions, garages, porches and dormers. Many are felt, and newer ones may be EPDM rubber or GRP. The usual warning signs are standing water, splits and edges coming away. Water that sits for days after rain is often the first sign a flat roof needs attention.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for most houses, or half a day or so for a commercial building. In Camberley, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. It helps to know about previous repairs, leaks or recent work.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Move anything stored under the loft hatch
  • Keep pets in another room
  • Make a note of anything you’d like us to look at

Arrange a survey

A quick phone call is usually the easiest start: call 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Advice

Common roof problems in Camberley

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

People usually book a survey when they’ve noticed one of these:

  • Blocked or damaged outlets
  • Failed upstands where the roof meets a wall
  • Ponding water that does not drain away
  • Edge trims that have lifted or split

If you let a flat or house near Camberley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Questions to ask before you book

  • How long they’ve been surveying roofs
  • Their drone registration, if they fly one
  • Will they check the loft as well as the outside?
  • Is VAT included in the price?

What’s in a roof survey

What we can’t see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • A promise that the roof won’t leak in future
  • Structural calculations, which need a structural engineer
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets
  • Felt flat roofs

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Check the outlets after the leaves fall
  • Treat rooflights and old sheeting as fragile
  • Check new fixings through the roof are properly sealed
  • File the paperwork for the roof and any repairs

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

FAQs for Camberley

Is my home in Camberley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

How should I get ready for a visit in Camberley?

Very little. Keep pets out of the way, leave side gates unlocked and have any old roof paperwork handy.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

How fast do I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How experienced are you?

More than 5,000 surveys over 20+ years.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What affects the cost of flat roof surveys

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • Roof area
  • The number of roofs, including extensions and garages

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for the job before booking.

What to tell us when you get in touch

There is no need for technical words. Just let us know:

  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved
  • Your timetable, like an exchange date
  • The property’s address and postcode

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.

Local flat roofs in Camberley

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For site and facilities teams at buildings such as Prior Heath Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near Church of St Paul, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Why get it checked now?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. On homes in Camberley, the joint between an extension and the house is where a slow leak tends to start. Left for a few seasons, it can spoil plaster, skirting and flooring inside.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
