How a flat roof survey works in Surrey
Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please phone 07833 053749 or use the contact form with the address and an idea of the roof’s size. We’re frequently asked to look into pools of water lying on the roof and leaks around rooflights, across upstands and outlets, single-ply membranes and felt flat roofs.
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about one to two hours for most houses, and more on a big or complicated roof.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.

Landmarks near Guildford
We work in homes and buildings around Surrey Maths School, Sandfield Primary School and Guildford High School and the streets around them. Other local landmarks include Church of St John the Evangelist (within half a mile east), Stoke Park (under half a mile east) and The King's Head pub (within half a mile south-east). The nearest railway station is London Road (Guildford) station, roughly 0.6 miles south-east of the centre. A little further out are Guildford Castle (0.9 miles south) and Guildford House (0.8 miles south). Open spaces near Guildford include Silent Pool and Pewley Hill.
Flat roof surveys across Surrey: local notes
Flat roofs across Surrey range from small extension roofs to large commercial ones. The usual signs are standing water, blisters, splits and lifting edges.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Surrey is part of that mix.
Guildford: A roof leak in a hotel or guest house around Guildford means lost rooms as well as repairs, so it’s worth knowing the roof’s condition. Landlords with a home close to London Road (Guildford) station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
What affects the cost of flat roof surveys
A few things affect what a survey costs:
- Features like valleys, chimneys, dormers and parapets
- How big the roof is
- House, block, shop or office
- If the survey needs thermal imaging or a drone
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
What to tell us when you contact us
We will usually ask about:
- Any stains, drips or damp patches you’ve seen indoors
- Dates you are working to, such as exchange
- Why you want a survey: buying, a leak, a storm or new work
- Access details, such as a loft hatch or a shared roof
You can call us seven days a week. For a price or to book, call 07833 053749 or drop us an email.
Why get it checked now?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent.
What to check before booking
- Whether any drone flown is registered with the CAA
- Whether the inside of the roof is included
- What the survey won’t cover
- Are they insured for the work?
What this survey can’t tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- Whether old sheeting or boards contain asbestos
- Parts of the roof that are not safe to walk on or view
- Whether the deck or joists are strong enough
Checking the roof from the ground
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Tips that help
You do not need to be a roofer to help. What helps most:
- Plan a survey before the covering reaches the end of its usual life
- Check from a window for ponding after heavy rain
- Check that new brackets or units haven’t damaged the covering
- Keep clear of rooflights and fragile roof sheets
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.
Surrey: your questions answered
What happens next?
You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Should I worry about standing water on my flat roof?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
Do you cover Surrey for flat roof surveys?
Yes. We survey roofs in Surrey. To book, phone 07833 053749 or email us.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Do you check flat roofs for asbestos?
Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
Can you tell me how long my flat roof will last?
There’s no honest way to give an exact number of years. As a guide, felt frequently lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.
Will this cover the whole house?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.
