Flat roof survey in Ockham: what you get
Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. Typical surveys look at edge trims that have lifted or split and splits, cracks and crazing, across single-ply membranes, EPDM rubber and felt flat roofs.
Flat roofs on exposed homes in small places like Ockham take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Questions from Ockham
Is my home in Ockham listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you cover smaller places like Ockham?
Yes, Ockham is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
How much is a survey?
Our price is from £150, including VAT. You’ll know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or use the contact form.
Can you find where water is getting through my flat roof?
We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
What happens after the survey?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
How many years has my flat roof got left?
We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Check the outlets after the leaves fall
- Note the date and type of any roof work
- Ask whoever fits equipment on the roof to make good the covering
- Never stand on rooflights or fragile sheeting
Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.
Signs you need a flat roof survey in Ockham
Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
A survey makes sense if you’ve noticed:
- Signs of deflection in the roof deck
- Failed upstands where the roof meets a wall
- Blocked or damaged outlets
- Edge trims that have lifted or split
If you own a rental within reach of Horsley station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

- Their insurance cover
- Whether you can ask questions once you have the report
Roof by roof
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

What happens if roof problems are left?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Older and listed buildings around Ockham may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Flat roof surveys around Ockham
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 2.3 miles north lies Byfleet Manor, a reminder of how long the area around Ockham has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to All Saints' Church: flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as Ripley Court School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What happens on the day
Every roof is different; as a rough guide, the survey takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we’re there. In a hamlet or village like Ockham, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You tell us about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Getting ready for the survey
- Make sure pets are kept safely away
- Tell us about parking before the day
