Flat roof surveys in East Clandon

Flat roof survey in East Clandon: what you get

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed splits, cracks and crazing and water getting in at rooflights, a survey will tell you what’s going on.

In a village or hamlet like East Clandon, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Leave it or get it looked at?

Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Older and listed buildings around East Clandon may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Why us?

  • 20+ years’ experience
  • Weekday and weekend surveys
  • Insured for professional indemnity and public liability
  • An independent look at the roof

Roof by roof

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. Most visits take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around East Clandon often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Common questions in East Clandon

Do you carry out roof surveys in East Clandon?

Yes. We cover the whole of London and South East England, and East Clandon is part of that. Just call 07833 053749 or email us and let us know about the property.

Do you cover smaller places like East Clandon?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you go up onto the roof?

Where it is safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.

Do you give a life expectancy for the roof?

There’s no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

What’s in the report?

A photo-illustrated written report, covering the condition of the flat roof, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Will the survey show why my flat roof is leaking?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Flat roof surveys around East Clandon

The wider area around East Clandon has a long history of building, with Hatchlands Park about 0.5 miles north-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Take a building like Clandon CofE Aided Primary School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you live in an older home near Church of St Thomas of Canterbury, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you let a flat or house near Clandon station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Useful tips for East Clandon property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • File the paperwork for the roof and any repairs
  • Keep outlets clear of leaves and moss
  • Treat rooflights and old sheeting as fragile
  • Watch the ceilings below the flat roof for stains

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.

What a flat roof survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • An exact number of years the roof has left
  • Parts of the roof that are not safe to walk on or view
  • Whether old sheeting or boards contain asbestos

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. The full list of what we check.
