Flat roof survey in Shere

Ponding is often the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you’re worried about pools of water lying on the roof and blisters and bubbles in the covering, a survey will tell you what’s going on, whatever the roof.

In a small place like Shere, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • A fixed date for when the roof will need replacing
  • Whether the deck or joists are strong enough

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and doesn’t.

What we look at

  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass

What a flat roof survey looks like in Shere

About 2.6 miles north lies Hatchlands Park, a reminder of how long the area around Shere has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own a rental within reach of Gomshall station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you look after a building like Shere CofE Aided Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near The Church of St James, the joins between later flat roofs and the old walls are where problems normally start.

Shere is about 5 miles east of Guildford, in Surrey. Whether the building in Shere is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our Surrey coverage includes Shere and the places around it.

Useful tips for Shere property owners

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Keep records of when the roof was laid and what work has been done
  • Check the outlets after the leaves fall
  • Make sure new fixings through the roof are properly sealed
  • Plan a survey before the covering reaches the end of its usual life

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

FAQs for Shere

Do you cover smaller places like Shere?

Yes. Shere is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is Shere in the area you cover?

Yes, Shere is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or send us an email and let us know about the property.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Will you walk on the flat roof?

We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.

Will you photograph what you find?

Yes. The report includes photographs of what we found.

Do you look for flat roof leaks?

The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

What happens if roof problems are left?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Outbuildings and barns around Shere are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

What we do, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Shere, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before the survey

  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it is shared
  • Have keys ready for side gates, garages or roof access doors
