Questions from Shere
Do you cover Shere?
We do. Every survey there gets the same written report with photos.
Is my home in Shere listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you settle a dispute with my builder?
No. We report on what we see. Any dispute is between you and your roofer or builder and our report gives you an independent record.
Is snagging available for a new-build house roof?
Yes. We inspect the roof as far as it can safely be seen and photograph what we find. Book before the defects period runs out if you can.
Will you check the loft?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
What’s the best way to book?
The quickest way is to phone 07833 053749 or send us an email. Give us the address and some details about the roof, and we’ll take it from there. We survey on weekdays, Saturdays and Sundays.
How much time does a snagging visit need?
Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.
How new roof snagging works in Shere
Roof work often leaves debris behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. It is all recorded with photos. Debris left in gutters and valleys can block them and damage to lower roofs can let water through. It’s easier to raise them while the job is fresh. We’re often asked to look into verge tiles or slates not secured and damage to other parts of the building, across ridges and verges, replacement roofs and new-build homes.
Some older homes in villages like Shere are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Keep warranty papers safe
- Send the snagging report to your roofer
- Check that gutters weren’t left full of offcuts
- Note the end of any warranty or defects period
Once the snags have been dealt with, keep the report with your roof paperwork. It’s a dated record of the roof at handover.
Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.
Prices for new roof snagging in Shere
We confirm the exact price before you book. These are the things that affect it:
- If the survey needs thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
- Height and safe access
- Whether you choose the Basic, Standard or Premium Survey
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.
Booking your survey
Some details help us recommend the right survey and price. When you contact us, tell us:
- Your timetable, such as an exchange date
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from ground level or a window
- How the loft is reached, if there is one
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.
How it works
The aim of the visit is simple: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. Older roofs in small places like Shere can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First, we note any deadlines and concerns.
- We inspect as far as safe access allows.
- Each detail at ridges, verges, valleys and flashings is looked at.
- Debris and damage to other parts are recorded.
- We send a written report you can pass on.
How to prepare
- Make sure we can get to the back of the property
- For a flat or shared roof, check access with whoever owns or manages the building
- If you’re buying, check with the agent that we can get in
Book a survey
Most bookings start with a short call: call 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Clay and concrete tiles
Verge and eaves tiles are where snags often show on tiled roofs. They get close attention.
Slate roofs
Broken slates left on a new roof are a common snag. They’re photographed for the report.
New roof snagging in Shere: local notes
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. About 2.6 miles north lies Hatchlands Park, a reminder of how long the area around Shere has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Gomshall station may find that a written report helps before buying a rental or paying for a new roof on one.

Signs you need new roof snagging in Shere
Many people book because something doesn’t look right. Others want an independent check as a matter of course before the job is closed.
Problems we come across often include:
- Underlay at the eaves left exposed
- Untidy or loose verge details
- Damage to other parts of the building
- Broken coverings left on a new roof
For an older house near a landmark such as The Church of St James, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

- Whether the roof will leak in future
- Fixings and underlay hidden under the coverings
