New roof snagging for homes and businesses in Hoe

We report on what we see, with photos and clear descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report doesn’t price repairs or settle who is responsible, but it describes what we saw in plain terms. If you’ve noticed underlay not dressed into the gutter and debris left in gutters or valleys, we can find out what’s behind it, whatever the roof.

Somewhere as small as Hoe, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Common roof problems in Hoe

Even good roofers can leave snags at the end of a job. Fiddly details are often where things go wrong, particularly when the weather is against them.

Look out for signs like these:

  • Cracked mortar at the ridge or hips
  • Loose flashings at walls or chimneys
  • Underlay at the eaves left exposed
  • Signs of condensation in the roof space

If your house is among the older ones in the streets near Church of St Mark, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What’s in a roof survey

New roof snagging in Hoe: local notes

With Hatchlands Park about 4 miles north, Hoe sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

If you own a rental within reach of Gomshall station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Hoe is about 5 miles west of Dorking, in Surrey. From houses to flats and shops in Hoe, we can survey the roof. Hoe is one of the towns and villages in Surrey where we work. There is also a page for Guildford.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where applicable. The survey usually takes about one to two hours for a typical new house roof, longer where the roof is large or complicated. Somewhere like Hoe needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Before the survey

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with the freeholder or managing agent

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Settling a dispute with your roofer or builder
  • Whether the roof will leak in future
  • Estimates of what fixes will cost

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

What we look at

  • New flat roofs
  • Loft conversions and dormers
  • Ridges and verges
  • New-build homes
  • Flashings and valleys
  • Replacement roofs

Different roofs, different checks

Ridges, hips and verges

Verges are easy to get wrong, so we check them carefully.

Clay and concrete tiles

Interlocking tiles need to sit neatly in line. Any that look wrong go in the report.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Agree snagging with your roofer at the start
  • Watch for drips in the loft space with care
  • Keep the contract and invoices together
  • Look for debris left in gutters from the ground

Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person one.

Don’t settle the final bill until the roof has been inspected, where your contract allows. It keeps the job open until it is right.

Common questions in Hoe

Is Hoe within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is Hoe in the area you cover?

We do. The survey and report are the same in Hoe as anywhere else.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you lift tiles to check the fixings?

No, we do not disturb the new coverings. Fixings and underlay under the slates or tiles are hidden so we focus on what can be seen.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you look in the roof space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
