Need new roof snagging in Epsom?

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

New roof snagging for homes and businesses in Epsom

Homeowners book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it’s safe. A photo report follows, ready to share with your roofer or builder. If you’ve noticed gutters blocked by building debris and tiles or slates sitting out of line, a survey will tell you what’s going on, on loft conversions and dormers, ridges and verges and new-build homes alike.

In a town like Epsom, older streets typically sit alongside post-war and newer estates. Older roofs are often slate or clay tile, and many later houses have concrete interlocking tiles. Whether you are buying or have just had a new roof, the checks depend on which you have. Many older roofs also have felt underlay or none at all, which matters as much as the tiles.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Different roofs, different checks

Underlay and ventilation

From the loft, we check the underlay and look for condensation.

Slate roofs

Good natural slate is very long-lasting, so a new slate roof should be laid well. We look for slipped, cracked or uneven slates.

Landlords, agents and block managers in Epsom

We survey roofs for landlords and letting agents as well as householders. A photo-illustrated written report gives you a clear record of the new roof, useful for planning maintenance.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays and at weekends, which helps when tenants work during the week.

Epsom homes and their roofs

Historic houses such as Fitznells Manor, about 1.3 miles north-east, show how far back building in the area around Epsom goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Landlords with a home close to Epsom station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether the roof will leak in future
  • Settling a dispute with your roofer or builder
  • Fixings and underlay hidden under the coverings

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Replacement roofs
  • New-build homes
  • Flashings and valleys
  • Ridges and verges
  • Loft conversions and dormers
  • New flat roofs

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for a typical new house roof, longer where the roof is large or complicated. You are welcome to ask questions while we’re there. A typical visit in Epsom begins with the street side of the roof and then moves round the building. The back garden is often where extensions, dormers and rear slopes are best seen, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. You tell us what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Unlock side gates and any roof access doors
  • If you’re buying, check with the agent that we can get in

Do you need new roof snagging in Epsom?

Ventilation is sometimes missed or blocked during re-roofing. Without enough airflow, condensation can build up in the roof space.

Typical things we are asked to look at include:

  • Verge tiles or slates not secured
  • Underlay at the eaves left exposed
  • Cracked mortar at the ridge or hips
  • Tiles or slates sitting out of line

For an older house near a landmark such as St. Barnabas Church, the roof may have had decades of patch repairs, and the survey shows where they are.

What to check before booking

  • Their report turnaround times
  • Their insurance cover
  • Which parts of the roof they’ll actually see
  • What follow-up you get after the report

Questions from Epsom

Is my home in Epsom listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Epsom in the area you cover?

Yes, Epsom is within the area we cover. We work right across London and South East England. You can phone 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
