New roof snagging for homes and businesses in Woking

A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted, and check the roof space for signs of condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. It all goes in the report. If you are worried about broken coverings left on a new roof and gutters or fascias damaged during the job, a survey will tell you what’s going on, whatever the roof.

Flats above shops, converted houses and newer blocks are common in places the size of Woking. For a flat, the roof is typically a shared part of the building, so the lease matters. Where a roof has just been replaced, it’s worth having it checked before the work is signed off.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two for most homes, depending on how much new work there is to check. For a commercial building or block in Woking, roof access is agreed with whoever manages it ahead of the visit. For homes, clear the way to the loft hatch and let us know about any leaks you know of. The written report follows, with photos.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. We look in the roof space, where there is safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Advice

Roof by roof

Underlay and ventilation

Vents at the ridge, eaves or in the tiles help keep the loft space dry. We check for vents where they’ve been fitted.

Ridges, hips and verges

Ridges, hips and verges take the most weather. Bedding, dry-fix pieces and fixings are checked where visible.

Woking: your questions answered

Is Woking in the area you cover?

We do. The survey and report are the same in Woking as anywhere else, and visits run on weekdays and weekends.

How should I get ready for a visit in Woking?

Clear the way to the loft hatch if there is one, and let us know about any leaks, stains or past repairs. Parking and access details for Woking help us plan the visit.

Will you check every nail and clip?

No, we report on what’s visible. Most fixings sit out of sight under the coverings, but we look at everything we can see safely.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

What if it rains on the day?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

When should I book new roof snagging?

Ideally before you make the final payment so snags can be raised while the job is still open. If that is passed, book before any defects or warranty period ends.

New roof snagging in Woking: local notes

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most. The wider area around Woking has a long history of building, with Botleys Mansion about 4.3 miles north-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark like Church of St Mary of Bethany, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Check the roof before you pay in full
  • Let your roofer know an inspection is planned
  • Look for new stains after a downpour
  • Keep warranty papers safe

Your roofer can use the report to put the snags right. Any disagreement about the work is between you and them; we report on what we see.

Keep paperwork for the new roof together. The report belongs with them.

What we are asked to look at in Woking

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

A survey can pick up problems such as:

  • Cracked lower roofs or marked walls after the work
  • Gaps at new flashings
  • Untidy or loose verge details
  • Signs of condensation in the loft space

Landlords with a home close to Woking station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
