New roof snagging in Old Woking: what you get

Snagging means finding the small faults and loose ends left at the end of a job. Roof snags often show at ridges, verges, valleys and flashings, where the detailing is hardest. We check everything we can see safely and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We survey new flat roofs, replacement roofs and loft conversions and dormers, and people most frequently book us about broken coverings left on a new roof and flashings not properly dressed or fixed.

Being in a small place like Old Woking makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

The report records the new roof as we found it on the day. It is useful right away, and a good reference for later, such as when you want to compare after future work.

What happens on the day

The visit has one job: to look at the new roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes about 1–2 hours at a typical home, and longer for a large or complex roof. Older roofs in small places like Old Woking can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Before we arrive

  • Check the loft hatch can be reached
  • Tell us where we can park nearby
  • Have any paperwork from past roof work to hand

Arrange a survey

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What a survey costs

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Getting in touch

Before you get in touch, it helps to have:

  • Pictures of the roof from a safe spot, if you have them
  • Dates you’re working to, such as exchange
  • The style of property, from a terrace to a block
  • What made you get in touch

Every survey is priced before it is booked, so you know where you stand. New roof snagging starts from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Repair costs for putting snags right
  • Whether the roof will leak in future
  • Parts of the roof we can’t see safely

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. What a survey covers and doesn’t.

  • New-build homes
  • Ridges and verges

New roof snagging in Old Woking: local notes

Historic houses like Byfleet Manor, about 3.8 miles north-east, show how far back building in the area around Old Woking goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

The streets around a church such as St Peter's Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

When to book a survey in Old Woking

Most householders cannot get a good look at their new roof. From the pavement, many faults are invisible before you pay.

Things that often lead to a survey include:

  • Underlay not dressed into the gutter
  • Debris left in gutters or valleys
  • Loose or badly finished ridge tiles
  • Missing or blocked roof ventilation

If you own a rental within reach of Woking station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before you book any roof surveyor

  • Their report turnaround times
  • Whether any drone flown is registered with the CAA
  • Whether VAT is in the quoted price
  • Whether the loft space is looked at, where there is one

What to expect from a roof survey

What we look for on each type of roof

Slate roofs

Natural slate can last 100 years or more, so a new slate roof should be laid well. We look for slipped, cracked or uneven slates.

Flashings

Chimney flashings are a frequent source of leaks and are checked closely.

Old Woking: your questions answered

Is my home in Old Woking listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Old Woking?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Do you get involved if the roofer disagrees with the report?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or email us.
