Need new roof snagging in Camberley?

New roof snagging for homes and businesses in Camberley

Our snagging inspections cover Camberley and the rest of London and the South East. A visit typically takes an hour or two at a typical home, and about three to four hours for a commercial roof. Everything visible from safe vantage points is looked at, and by drone where it’s applicable. You then get a written report with photos. We inspect on weekdays and at weekends. If you are worried about untidy or loose verge details and underlay not dressed into the gutter, we can find out what’s behind it, whatever the roof.

Around towns like Camberley, many houses have gained extensions, dormers, porches or garages, and many of those additions have flat roofs. The joints where a new roof meets an old wall or slope are a common source of leaks. For a home you’re buying in Camberley, or a roof just finished there, those joints get a careful look.

The report records the new roof as we found it on the day. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

What happens if roof problems are left?

Defects and warranty periods have an end date. A snagging inspection before then leaves time to act. Roof faults found early can be planned for, whereas a leak tends to force the timing on you.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Questions from Camberley

Is my home in Camberley listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Camberley?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Will you walk on the roof?

Only if it’s safe. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Can you see the fixings under the tiles?

No. We do not open up the new roof, so fixings under the coverings can’t be checked. The report says what could and couldn’t be seen.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Which parts of the roof does snagging cover?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Different roofs, different checks

Ridges, hips and verges

Cracked mortar or loose ridge tiles on a new roof are worth raising. We photograph any we find.

Slate roofs

Broken slates left on a new roof are a common snag. They’re photographed for the report.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Check ceilings and the loft after heavy rain
  • Look for debris left in gutters from ground level
  • Send the snagging report to your roofer
  • Keep warranty papers safe

You receive a written report with photos of each snag and written recommendations. You can send it straight to your roofer.

Put the warranty or defects period end date in your diary. Book a check well before it so there is time to raise anything.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for most homes, depending on how much new work there is to check. For a home in Camberley, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a photo-illustrated written report.

Getting ready for the survey

  • If you are buying, check with the agent that we can get in
  • Jot down any questions you want answered
  • If the roof is shared, arrange access with whoever manages the building

Advice

What new roof snagging looks like in Camberley

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For an older house near a landmark such as Church of St Paul, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near Camberley station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

How we price new roof snagging

When we price a survey, we consider:

  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book
  • The height of the building and how the roof can be seen safely

To find out what your survey will cost, phone 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.

What we need to know

There’s no need for technical words. Just let us know:

  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, such as a loft hatch or a shared roof
  • The style of property, from a terrace to a block

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.
