Questions from College Town

Will you come out to College Town?

Yes, College Town is on our map. A small place gets exactly the same survey as a big one.

Is College Town in the area you cover?

Yes. We cover the whole of London and South East England, and College Town is part of that. Just phone 07833 053749 or email us and tell us about the property, and we’ll talk through which survey suits.

How much time does a snagging visit need?

A visit normally takes about 1–2 hours for most homes, depending on how much new work there is to check. We’ll give you an idea when you book.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Which parts of the roof does snagging cover?

We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your roof, ring 07833 053749 or use the contact form.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How new roof snagging works in College Town

Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs along with any damage to other parts of the property. Each item is photographed. Debris left in gutters and valleys can block them, and cracked lower roofs can leak. It is easier to raise them while the job is fresh. We are often asked to look into untidy or loose verge details and cracked lower roofs or marked walls after the work, across loft conversions and dormers, new flat roofs and new-build homes.

In a smaller place like College Town, some houses face open ground, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you are buying or signing off new work, those edges deserve a close look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Leave it or get it looked at?

A clear list of snags makes the conversation with your roofer easier. It keeps things factual. Around College Town, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for the job before booking.

How the survey changes by roof type

Flashings

Loose or badly dressed flashings are a common snag. We photograph any we find.

Slate roofs

Natural slate can last 100 years or more, so a new slate roof should be laid well. Cracked, slipped or uneven slates are noted.

College Town homes and their roofs

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

The streets around a church like Royal Memorial Chapel are often among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Landlords with a home close to Blackwater station may find that a written report helps before buying a rental or paying for a new roof on one.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes an hour or two for a house; commercial roofs usually need 3–4 hours. With a bit of garden around a house, as there often is around College Town, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

To price your survey, we look at:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium
  • The size of the roof

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Booking your survey

You don’t need to know any roofing terms. Just tell us:

  • Photos of the roof, taken safely from the ground or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • When you need the report by
  • Access details, like a loft hatch or a shared roof

We survey roofs on any day of the week. To arrange a day that suits you, call 07833 053749 or send us an email with the address and the days you’d prefer.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Letting agents can arrange access with tenants. Surveys run seven days a week, which helps when tenants work during the week.

What we cannot see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • How the roof will perform for years to come
  • Settling a dispute with your roofer or builder
  • Nails and clips under the slates or tiles

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.
