Buying a home or a new roof in College Town
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
If you let a flat or house near Blackwater station, a written report helps before buying a rental or paying for a new roof on one.

How a pre-purchase roof survey works in College Town
Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it can’t be seen from the street. We look closely and record what we see, with photos that show you exactly where. Each finding is explained in plain words, so it’s clear what it means for your purchase. If you’re worried about sagging ridge lines or uneven roof slopes and cracked flaunching or crumbling chimney pointing, a survey will tell you what’s going on, on natural slate, flat-roofed extensions and dormers and chimney stacks alike.
In a smaller place like College Town, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- Basic, Standard or Premium
- House, block, shop or office
- Extra roofs, like extensions, dormers or garages
- The roof’s overall size
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

College Town questions
Do you carry out roof surveys in College Town?
Yes, College Town is one of the places we work. The survey and report are the same in College Town as anywhere else, and visits run on weekdays and weekends.
Do you cover smaller places like College Town?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What if it rains on the day?
It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
When should I book a pre-purchase roof survey?
Once your offer has been accepted, and before exchange. That way you can still act on what we find.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
Will you climb onto the roof?
Where it is safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.
Signs you need a pre-purchase roof survey in College Town
Blocked or leaking gutters do damage that is not obvious at first. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.
Signs worth acting on include:
- Roof slopes that look uneven or sagging
- Blistered or split felt on a flat roof
- Slipped or missing slates and tiles
- Bitumen or mortar used in place of proper repairs
If you live in an older home near Royal Memorial Chapel, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
Questions to ask before you book
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Which limits apply to the survey
- How long the report takes to arrive
- Whether VAT is in the quoted price
What happens on the day
It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. In a smaller place like College Town, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a report with photos and recommendations before you exchange.
Preparing for the visit
- Make a note of anything you’d like us to look at
- If you are buying, let the agent know when we’re coming
- Clear the way to the loft hatch
Book a survey
A quick phone call is typically the easiest start: ring 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.
Related advice
How the survey changes by roof type
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it’s a target for thieves.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.
DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
Honest limits
It’s a careful look at the roof, not the whole story. The main limits are:
- Whether timbers meet design loads
- Faults hidden behind ceilings, boards or coverings
- Walls, floors, services and rooms below the roof
