Pre-purchase roof survey in Hawley, Hampshire
A roof survey before you buy a house or flat for Hawley, from an experienced roof surveyor. You get a clear written report with photos.
- Patch repairs that may hide an ongoing problem
- Cracked flaunching or crumbling chimney pointing
- Gaps where slates or tiles have come loose
Different roofs, different checks
Clay and concrete tiles
Tiled roofs often last half a century or longer. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. We check outlets too, since a blocked one leaves water sitting on the roof.
Pre-purchase roof survey in Hawley
Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that’s often not the individual flat owner. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. Common reasons to book are worn or lifted lead flashings and slipped or missing slates and tiles, across flat-roofed extensions and dormers, chimney stacks and lead flashings and valleys.
Bungalows, chalet bungalows and older cottages are common in smaller places like Hawley, and many have been extended or had dormers added. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Hawley. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Prices for pre-purchase roof surveys in Hawley
Prices always include VAT. The things that change the price are:
- The package you choose: Basic, Standard or Premium
- How many separate roofs there are, such as extensions, dormers and garages
- The shape of the roof and its details
- Roof area
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Getting in touch
When you call or email, these details help:
- What kind of property and roof it is
- Any photos you have, taken from ground level or a window
- The reason for the survey, like buying, a leak or storm damage
- The property’s address and postcode
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or send us an email to find out.
For landlords and managing agents
If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.
What we do, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. Homes around Hawley frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from every safe viewpoint, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a photo-illustrated written report and recommendations, ready for you to use before exchange.
How to prepare
- Note where any stains or damp appear
- Keep pets out of the way during the survey
- Let us know about parking near the property

Advice
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Look for fresh paint on upstairs ceilings at viewings
- Check we will be able to get into the loft space
- Find out whether the roof has been replaced or patched
- Let us know your timetable
With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report is not clear, ask us.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
Your questions about pre-purchase roof surveys in Hawley
Do you cover smaller places like Hawley?
Yes, Hawley is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is drone flying allowed in Hawley?
Normally it comes down to two things: the airspace at the address and the weather. Hawley is about 3 miles from Blackbushe Airport, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone can’t fly safely in strong wind or a downpour.
How long does the survey visit take?
On site, it normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we will help you choose.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it is not a RICS home survey. It complements one rather than replacing it.
Will you climb onto the roof?
Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Pre-purchase roof surveys in Hawley: local notes
Hawley is about 3 miles from Blackbushe Airport. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
Take an older house close to Holy Trinity Church: the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Blackwater station, a roof report gives you a clear picture before you buy or settle up with a roofer.
