Pre-Purchase Roof Survey in Hampshire

How a pre-purchase roof survey works in Hampshire

We survey roofs for buyers in Hampshire and across London and South East England. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, call 07833 053749 or use the contact form. Typical surveys look at gutters choked with leaves and moss and sagging ridge lines or uneven roof slopes, on clay and concrete tiles, natural slate and chimney stacks.

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two for most houses, and more on a big or complicated roof.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed in advance.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Homes and roofs across Hampshire

The roofs we see across Hampshire run from slate and clay tile on older houses to concrete tiles and membranes on newer ones. What matters on the day depends on the materials and how old the work is.

Our area covers London and South East England, including Hampshire. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates. Coastal towns and villages in Hampshire see more salt and wind than places inland. Ridges and verges facing the sea are worth checking after every big storm.

Basingstoke: Historic houses such as The Vyne, about 2.9 miles north, show how far back building around Basingstoke goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. The streets around a church such as St Michael's Church are frequently among the oldest in a place, and if your house is among the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Honest limits

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • Confirmation of asbestos in cement sheets or soffits
  • Whether the price should change, which is between you and the seller
  • Walls, floors, services and rooms below the roof

What a survey costs

All our prices include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Getting in touch

We will usually ask about:

  • Any deadline, such as an exchange date
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • What’s prompted the survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, phone 07833 053749 or drop us an email.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Ask the seller about past roof repairs
  • Notice patches of new decoration in top-floor rooms
  • Ask for any paperwork for recent roof work
  • Ask the agent to check the loft hatch can be opened

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.

Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

How the survey changes by roof type

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and missing lead is not unknown, as it’s a target for thieves.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.

Signs you need a pre-purchase roof survey

Rear extensions, dormers and garages often have flat roofs. A felt roof frequently lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, particularly when they’re only visible from an upper floor.

People usually book a survey when they’ve noticed one of these:

  • Bitumen or mortar used in place of proper repairs
  • Flashings that have lifted or split
  • Loose pots and cracked flaunching
  • Gaps where slates or tiles have come loose

Hampshire questions

How do I book a survey in Hampshire?

It is easiest to call 07833 053749 or use the contact form. Give us the address and some details about the roof, and we will take it from there. We survey on any day of the week.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years.

Do you need access inside the house?

Where possible, yes. We look in the roof space where there’s safe access, and views from upper windows help too. Access is typically arranged through the agent or seller.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.

How long does a pre-purchase roof survey take?

The visit typically takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea of timing when you book.
