Pre-purchase roof survey in Hyde, Hampshire
We carry out pre-purchase roof surveys in Hyde and the rest of Hampshire. We survey on weekdays and at weekends.
- Sagging ridge lines or uneven roof slopes
- Lead that has worked loose at a wall or chimney
- Ponding, blisters or splits on a flat roof
Pre-purchase roof surveys for homes and businesses in Hyde
Book after your offer is accepted and before exchange. At that point you can still ask questions, while you are not yet committed. We survey on weekdays, Saturdays and Sundays, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey gutters and downpipes, chimney stacks and clay and concrete tiles, and the problems we’re asked to look at most are quick fixes on flashings and valleys and flashings that have lifted or split.
In a smaller place like Hyde, some houses face open ground, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are checked closely. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

What affects the cost of pre-purchase roof surveys
Several things affect the price of a survey:
- Whether thermal imaging or a drone is needed
- Roof area
- Whether it’s a home or a commercial building
- The height of the building and how the roof can safely be seen
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.
What to tell us when you contact us
Before you get in touch, it’s useful to have:
- What kind of property and roof it is
- How the loft is reached, if there is one
- What’s prompted the survey
- Photos of the roof, taken safely from ground level or a window
Unsure which package suits your roof? It is easiest to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.
How it works
Once we’ve finished looking, we write up our findings as a written report with photos. As for time on site, it typically takes about one to two hours on an ordinary house, and longer for a large or complex roof. Being in a smaller place like Hyde does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the loft space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a photo-illustrated written report and recommendations before you exchange.
Preparing for the visit
- Check we can get to the back of the property
- Tell us about any leaks, stains or damp patches you know of
- Check the loft hatch can be reached

Buying a home or a new roof in Hyde
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
The streets around a church such as St Bartholomew's Church are often among the oldest in a place, and if your home is one of the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
Hyde is about 1 mile north of Winchester, in Hampshire. Hyde gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Hampshire coverage includes Hyde and the places around it. For surveys nearby, see our Southampton page.

Questions from Hyde
Is Hyde in the area you cover?
Yes. We cover the whole of London and South East England, and Hyde is part of that. You can call 07833 053749 or send us an email with the address and some details.
Is my home in Hyde listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it is not a RICS home survey. It works alongside a home survey.
Will you climb onto the roof?
Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Will the roof report help me negotiate with the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
What you can safely check yourself
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Surveys for landlords and agents in Hyde
Landlords and agents in Hyde book surveys as well as householders. A report with photos gives you a clear record of the roof, useful for planning maintenance.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Honest limits
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- A structural engineer’s report
- Asbestos testing of any kind
- The condition of the rest of the house (that is a RICS home survey)
If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.
What this survey covers
- The roof space
- Chimney stacks
- Gutters and downpipes
- Natural slate
- Clay and concrete tiles
- Lead flashings and valleys
- Flat-roofed extensions and dormers
When to book a survey in Hyde
Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.
Signs worth acting on include:
- Blistered or split felt on a flat roof
- Bitumen or mortar used in place of proper repairs
- Cracked flaunching or crumbling chimney pointing
- Damp timbers or stains in the loft
If you let a flat or house near Winchester station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Before booking any roof surveyor
- Their track record with similar roofs
- What the report includes, and whether it has photographs
- Will they check the loft as well as the outside?
- What insurance they carry
