Roof survey in SO20: how it works
Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. Typical surveys look at worn or blocked valleys and loose chimney pots, on the roof space, lead flashings and natural slate.
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours at most homes, though large, tall or awkward roofs take more time.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
How our prices work

Landmarks near Broughton
We work in homes and buildings around Broughton Primary School, Church of St Mary the Virgin and The Tally Ho Public House. The closest station to Broughton is Mottisfont & Dunbridge station, roughly 4.3 miles south of the centre.
Homes and roofs across SO20
Across SO20, we survey roofs for owners, landlords and agents, from Hyde, Highcliffe and Winnall to the quieter places in between. Every report comes with photographs and written recommendations.
Several airports in London and the South East have flight restriction zones around them, so every drone flight in SO20 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.
Broughton: With Mottisfont Abbey about 3.9 miles south, the area around Broughton has a long history. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. For landlords with property near Mottisfont & Dunbridge station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
How the survey changes by roof type
Natural slate
Many Victorian and Edwardian houses have slate roofs. Widespread slipping normally points to corroded nails, and we say how widespread it looks.
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Tips that help
There is plenty you can do without going near the roof. Here’s what helps most:
- Mention any damp patches when booking
- Gather any paperwork for past roof work
- Move stored items away from the loft hatch
- Hold on to the report for future surveys
Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
When you need someone else
In fairness, there are limits to any roof survey:
- Faults hidden behind ceilings or boarding
- The condition of the rest of the building (that’s a RICS home survey)
- A structural engineer’s report
What a survey costs
When we price a survey, we consider:
- Chimneys, valleys, parapets and other details
- If the survey needs thermal imaging or a drone
- Basic, Standard or Premium
- How tall the building is and how easy the roof is to see
To find out what your survey will cost, phone 07833 053749 or email us and tell us about the roof. We will confirm the figure before booking.
Getting in touch
A little information up front helps. It’s useful to include:
- Any photos you have, taken from ground level or a window
- Whether there is a loft hatch, a shared roof or tricky access
- Where any leaks, stains or damp patches show inside
- Any deadline, such as an exchange date
To arrange a survey, call 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We will confirm the price before you book.
SO20 questions
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.
Is SO20 in your area?
Yes. We survey roofs in SO20 and the rest of Hampshire, as part of our work across London and South East England. To book, call 07833 053749 or email us.
Do you give a life expectancy for the roof?
We do not give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, like serious sagging, we will say so. Our survey isn’t a structural engineer’s report.
