Horsebridge homes and their roofs

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like King's Somborne Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Mottisfont & Dunbridge station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

About our roof survey in Horsebridge

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you are worried about worn or blocked valleys and leaking gutter joints and downpipes, a survey will tell you what’s going on, on natural slate, flat roofs and ridges, hips and valleys alike.

Older buildings in small places like Horsebridge may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Have details of recent roof work to hand
  • Stay off ladders and the roof
  • Photograph stains when they appear
  • Keep the report with your property records

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

How it works

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. If you have questions on the day, just ask. Around Horsebridge, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Before we arrive

  • Tell us about parking before the day
  • Have any paperwork from past roof work to hand
  • For flats, check roof access has been agreed

How to book

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or email us with the details.

Related advice

Do you need a roof survey in Horsebridge?

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

People usually book a survey after spotting something like this:

  • Condensation or damp timbers in the loft
  • Leaking gutter joints and downpipes
  • Crumbling chimney pointing or cracked flaunching
  • Ridge tiles that have lifted or moved

Take an older house close to Church of St James: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking anyone

  • What experience they bring
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which parts of the roof they’ll actually see
  • What follow-up you get after the report

What’s in a roof survey

What we can’t see

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • A structural engineer’s report
  • The condition of the rest of the building (that is a RICS home survey)
  • A promise that the roof will not leak in future

If in doubt, call 07833 053749 or email us and we will recommend the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • The roof space
  • Natural slate
  • Ridges, hips and valleys
  • Chimney stacks
  • Flat roofs
  • Clay and concrete tiles
  • Lead flashings

What happens if roof problems are left?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller. For older village homes like those around Horsebridge, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Why us?

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Horsebridge: your questions answered

Can a landlord with a rental near Mottisfont & Dunbridge station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Is my home in Horsebridge listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How long does a roof survey take?

The visit typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Does the weather affect the survey?

A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Do you go up on the roof?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where it applies.
