Eastleigh Roof Survey
A careful look at the roof at your property in Eastleigh, and put it all in a written report with photos.
- Lifted, split or missing lead flashings
- Worn or blocked valleys
- Loose ridge or hip tiles
How the survey works
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours for a house, or half a day or so for a commercial building. In Eastleigh, parking is rarely complicated, though it helps to know about driveways or restrictions. We look at the roof from the ground and from windows, then from the loft where there’s safe access, and from the roof itself where it is safe.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Leave a clear route to the loft
- Have any questions written down, so nothing gets missed

Advice
About our roof survey in Eastleigh
We survey roofs in Eastleigh and across London and South East England. Visits run on weekdays, Saturdays and Sundays. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or use the contact form. Common reasons to book are ponding, splits or blisters on flat roofs and blocked, sagging or leaking gutters, on clay and concrete tiles, chimney stacks and ridges, hips and valleys.
Semis and terraces in a town like Eastleigh share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can safely be seen from the property we’re surveying. It is useful to mention any shared stacks or gutters when booking.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Tips from our surveys
Most of what helps is simple and safe from ground level. Our suggestions:
- Mention any damp patches as you book
- Hold on to the report for future surveys
- Photograph stains when they appear
- Leave roof access to professionals
We email the report to you, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.
Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
Different roofs, different checks
Lead flashings and valleys
Flashings and valleys are where many leaks start. That is why we check them closely.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly.
Local roofs in Eastleigh
Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The flight restriction zone around Southampton Airport covers Eastleigh, or comes right up to its edge. If the drone is used for your survey, permission from the airport is needed first, and the flight only goes ahead if it is given.
Take an older house close to Church of the Resurrection: old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Eastleigh station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Historic houses such as South Stoneham House, about 2.5 miles south-west, show how far back building around Eastleigh goes. On a period home nearby, the survey separates sound original work from tired later repairs.
Eastleigh is about 4 miles north-east of Southampton, in Hampshire. From houses to flats and shops in Eastleigh, we can survey the roof on a weekday or at the weekend. Our area takes in places right across Hampshire, from the larger towns to small villages.

What we cannot see
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- A promise that the roof won’t leak in future
- What’s under the slates, tiles or felt
- Confirmation of asbestos in soffits or cement sheets
If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

- Ridges, hips and valleys
What you can safely check yourself
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What happens if roof problems are left?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We check them before they cause trouble. Around Eastleigh, gutters that overflow soak the wall below. At roof level, a loose tile or tired flashing does the same. Neither gets better on its own.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Common questions in Eastleigh
Is my home in Eastleigh listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Are there drone restrictions around Eastleigh?
That depends on where the roof is and on the weather. Eastleigh is inside, or right on the edge of, the flight restriction zone around Southampton Airport. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. A small drone can’t fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Are you insured?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
What if it rains on the day?
Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
Do you give a life expectancy for the roof?
Not as an exact number, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
Do you cover Eastleigh?
Yes. We cover Eastleigh and the rest of Hampshire. For a price, call 07833 053749 or use the contact form.
