About our roof survey in Lord's Wood

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there is safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey the roof space, ridges, hips and valleys and chimney stacks, and common reasons people get in touch are slipped, cracked or missing slates and tiles and leaning or weathered chimney stacks.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What we look for on each type of roof

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Mention any damp patches when booking
  • Have details of recent roof work to hand
  • Stay off ladders and the roof
  • Clear the loft hatch area before we arrive

We email the report to you, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

How the survey works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes between one and two hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Lord's Wood can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

How to prepare

  • Point out any leaks or damp patches
  • Let us know about parking near the property
  • Move anything stored under the loft hatch

Roof surveys in Lord's Wood: local notes

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. South Stoneham House, about 4.1 miles south-west, is one of the historic houses in the wider area around Lord's Wood. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Eastleigh station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to St Mary's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Colden Common Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Lord's Wood is about 2 miles north-east of Eastleigh, in Hampshire. We survey roofs in Lord's Wood and the rest of Hampshire. We cover towns and villages across Hampshire. Our Southampton page covers surveys nearby.

How we price roof surveys

A few things affect what a survey costs:

  • Chimneys, valleys, parapets and other details
  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size
  • Whether it is a home or a commercial building

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

Here’s what helps us most when you contact us:

  • Any deadline, like an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors

To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We’ll confirm the price before you book.

Your questions about roof surveys in Lord's Wood

Is drone flying allowed in Lord's Wood?

It depends on the exact address and the weather on the day. Lord's Wood is inside, or right on the edge of, the flight restriction zone around Southampton Airport. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. A small drone can’t fly safely in strong wind or a downpour.

Does a conservation area affect roof work in Lord's Wood?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What’s covered in a roof inspection?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.

Can you survey in bad weather?

Light rain doesn’t typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

What a roof survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report
  • An exact number of years the roof has left

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before you book. What a survey covers and does not.
