Roof surveys across SO50: what to expect

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. Typical surveys look at flashings that have come away from the wall and cracked or blistered flat roof coverings, across chimney stacks, natural slate and flat roofs.

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

What you’ll pay

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

What’s near Eastleigh

We work in homes and buildings around Quilley School of Engineering, Lakeside Country Park and Church of the Resurrection, among other places. Other local landmarks include The Wagon Works pub (under half a mile north-west) and Norwood Primary School (0.5 miles west). Eastleigh has its own railway station: Eastleigh station. Nearby you’ll also find Moorgreen Hospital (2.9 miles south) and Eastleigh Museum (less than half a mile west). Not far away are Flexford Nature Reserve.

Homes and roofs across SO50

Across SO50, we survey roofs for owners, landlords and agents, in Eastleigh, Allbrook and Boyatt Wood and well beyond. Every report comes with photos and written recommendations.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in SO50 are where it typically shows.

Eastleigh: If you own a rental within reach of Eastleigh station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Church of the Resurrection, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What happens if roof problems are left?

Leaving it means relying on what you can see from ground level. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed.

Before you book any surveyor

Prices for roof surveys in SO50

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • House, block, shop or office
  • The use of thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • Which survey package you book

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • What’s prompted the survey
  • The property’s address and postcode
  • What kind of property and roof it is
  • When you need the report by

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Signs you need a roof survey

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It is frequently mistaken for a leak, and it needs a different fix.

Most people get in touch after spotting one of these:

  • Worn or blocked valleys
  • Flashings that have come away from the wall
  • Loose chimney pots
  • Condensation or damp timbers in the loft

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • How the roof will behave in every kind of weather
  • Faults hidden behind ceilings or boarding
  • A full building survey of the property

SO50: your questions answered

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Can you survey a roof I share with a neighbour?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the roof space.

How do I arrange a roof survey in SO50?

To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.
