About our roof survey in Fisher's Pond

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey lead flashings, natural slate and clay and concrete tiles, and common reasons people get in touch are loose ridge or hip tiles and slates or tiles that have slipped or broken.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Practical tips

From years of surveys, a few habits stand out:

  • Do not climb onto the roof yourself
  • Hold on to the report for future surveys
  • Find records of any re-roofing or repairs
  • Move stored items away from the loft hatch

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Roof surveys around Fisher's Pond

With South Stoneham House about 4.6 miles south-west, Fisher's Pond sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Eastleigh station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Colden Common Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If yours is one of the older homes in the streets near Church of the Holy Trinity, its chimney, valleys and lead work are likely to be the parts that need attention first.

Fisher's Pond is about 2 miles north-east of Eastleigh, in Hampshire. Roofs in Fisher's Pond get the same thorough look as anywhere else in Hampshire. Fisher's Pond is one of the towns and villages in Hampshire we cover for roof surveys. Our Southampton page covers surveys nearby.

Surveys in SO50 work the same way as everywhere else we cover. Other places close to Fisher's Pond include Nob's Crook (1 mile north-west), Crowdhill (1 mile south), Colden Common (1 mile north-west), Brambridge (1 mile north-west) and Lord's Wood (1 mile west). Further out, we also cover Winchester (5 miles north), Gosport (14 miles south-east), Fareham (10 miles south-east), Horndean (14 miles south-east), Totton (10 miles south-west) and Chandler's Ford (4 miles west).

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for most houses, and more on a big or complicated roof. Somewhere like Fisher's Pond needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

How to prepare

  • Dig out any old roof reports or invoices

Advice

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Fisher's Pond: your questions answered

Can you fly a drone over a roof in Fisher's Pond?

That depends on where the roof is and on the weather. The flight restriction zone around Southampton Airport comes within about 1 mile of Fisher's Pond. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. High wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Is Fisher's Pond within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will you climb onto the roof?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

Can you survey at the weekend?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or send us an email.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The condition of the rest of the building (that is a RICS home survey)
  • Faults hidden behind ceilings or boarding
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

What we check

  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Flat roofs
  • Lead flashings
  • Ridges, hips and valleys
  • Natural slate

What affects the price in Fisher's Pond

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • Whether it’s a home or a commercial building
  • The size of the roof

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What to let us know when you contact us

We’ll usually ask about:

  • Photos of the roof, taken safely from ground level or a window
  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date

If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.
