Surveys for landlords and agents in Winchester
Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant ahead of time.
Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.
About our roof survey in Winchester
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We survey chimney stacks, the roof space and clay and concrete tiles, and the problems we’re asked to look at most are worn or blocked valleys and torn or sagging underlay.
Lots of homes in a place the size of Winchester are rented, and roofs on rented property are easy to overlook. For landlords and agents, a report on the roof, chimneys and gutters helps plan work ahead of problems. Photos in the report give you a record to compare with later. A blocked gutter or loose flashing on a rental often goes unnoticed until damp appears.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

How it works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If the property is near the centre of Winchester, let us know about car parks or permit rules nearby. Inside, the loft and any room with a stain are the places we will want to see. Outside, we work round the building to find the safe viewpoints.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
Getting ready for the survey
- If you are buying, let the agent know when we’re coming
- Have keys ready for side gates, garages or roof access doors
- Find any records of previous roof work
How to book

Roof surveys around Winchester
A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
Living close to St. Cross Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you let a flat or house near Winchester station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as St Bede Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Your questions about roof surveys in Winchester
I let a flat near Winchester station. Can you check the roof?
Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and some details.
Is Winchester in the area you cover?
Yes. We survey roofs across London and South East England, and Winchester is part of that. Just ring 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
How do I book a survey in Winchester?
Simply phone 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date.
Can you check whether my roof contains asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
Can you survey a roof I share with a neighbour?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
How long will you be at the property?
It usually takes between one and two hours for most homes, depending on how many separate roofs there are. Report times depend on the package.
Tips that help
A little preparation and a few simple habits help. Our tips:
- Tell us about any leaks or stains you’ve seen
- Include dormers, porches and garages as you book
- Keep the report with your property records
- Check the roof from the ground after storms
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
What a survey costs
All our prices include VAT. What changes the price is:
- The roof’s overall size
- Whether thermal imaging or a drone is needed
- Features like valleys, chimneys, dormers and parapets
- How tall the building is and how easy the roof is to see
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
Booking your survey
You do not need to know any roofing terms. Just tell us:
- Any deadline, like an exchange date
- Your postcode, so we can check access and travel
- Where any leaks, stains or damp patches show inside
- The style of property, from a terrace to a block
We confirm the price for your roof before you book, so you know the cost up front. Roof survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.
Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
How the survey changes by roof type
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too, since leaks often start there.
Concrete interlocking tiles
On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, particularly at the verges and ridge.
