FAQs for Winchester
Do you cover Winchester?
We do. The survey and report are the same in Winchester as anywhere else, and visits run on weekdays and weekends.
Is my home in Winchester listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.
Do you look in the roof space?
Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
Chimney surveys for homes and businesses in Winchester
A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. If you are worried about unused flues sealed without airflow and damp patches on chimney breasts, a survey will tell you what’s going on, whatever the roof.
A place the size of Winchester has roofs of every age and type, from slate on older terraces to clay and concrete tiles on later houses and flat roofs on extensions and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. Knowing which you have shapes the survey.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
How it works
Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. On timing, it typically takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. In Winchester, we survey everything from flats and houses to commercial buildings. Access is the part that changes most from one building to the next, so it is agreed before the day. Weekday and weekend visits are both available.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
- The findings are written up with photos and recommendations and emailed to you.
Getting ready for the survey
- Check we can get to the back of the property
- Have any paperwork from past roof work to hand
- Have any questions written down, so nothing gets missed
Book a survey
A quick phone call is normally the easiest start: phone 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.
Advice
Chimney surveys in Winchester: local notes
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
Anyone responsible for a site like St Bede Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as St Swithun-upon-Kingsgate Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Common roof problems in Winchester
Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.
Problems we come across often include:
- Flaunching that has broken away
- Loose, cracked or missing pots
- A stack that appears to lean
- Gaps where the stack meets the roof
If you let a flat or house near Winchester station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
What to check before booking
- Will the report include photos?
- How long they’ve been surveying roofs
- Which parts of the roof they’ll actually see
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
What this survey cannot tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Areas we cannot view from safe positions
- A structural engineer’s assessment
- Conditions inside walls

Flaunching
The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.
Chimney breasts and the loft
In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
