Chimney surveys for homes and businesses in Highcliffe
We inspect chimneys from wherever they can safely be seen: the ground, nearby windows and higher points, and the loft space where it is safe. A drone inspection is part of our Premium Survey where applicable. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. We are frequently asked to look into spalled or crumbling bricks and a chimney out of line, across flaunching, lead flashings and brick chimney stacks.
Trees around homes in smaller places like Highcliffe drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. Homes around Highcliffe often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- We go through the chimneys, any damp and any work done on them.

What will the report tell me?
It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.
How long does the survey take?
Most surveys take about one to two hours at most homes, with bigger or more complicated roofs taking longer. The report follows by email.
Our stack is shared. Can you still survey it?
Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.
For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What we can’t see
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Areas we cannot view from safe positions
- Hidden damage within the stack
- Whether the flue is safe to use
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Useful tips for Highcliffe property owners
Nothing here needs a ladder. A few suggestions:
- Look at the chimneys with binoculars after a storm
- Never climb onto the roof to look at a chimney
- Note any damp on chimney breasts and when it appears
- Ask for ventilated caps on redundant stacks
You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.
Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.
Chimney surveys around Highcliffe
Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you own a rental within reach of Winchester station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park such as St. Cross Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Leave it or get it looked at?
Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. With lower homes, common in places like Highcliffe, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Common roof problems in Highcliffe
Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.
It is worth booking a survey if you’ve seen:
- Gaps where the stack meets the roof
- Redundant stacks capped without ventilation
- Cracked or missing flaunching
- Staining on walls around the chimney
For an older house near a landmark such as All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
