Independent Roof Survey · London and the South East
New roof snagging
An independent check of a new or replacement roof before you make the final payment or before the defects period ends.
- Loose or poorly bedded ridge and verge tiles
- Flashings missing, short or badly dressed
- Untidy or open valleys
What our new roof snagging involves
A new roof should be right from the start, but problems are easy to miss from the ground and hard to raise once the final payment has been made. We check new and replacement roofs, loft conversions, dormers and new-build homes for snags: coverings, ridges and verges, flashings, valleys, ventilation, gutters and the tidy-up. Your report lists the snags we found with photographs, so you can give the roofer or builder a clear list of what needs putting right. Book before the final payment or before the builder’s defects period ends.
We survey roofs across London and the South East, with more than 5,000 surveys completed and over 20 years’ experience. We hold professional indemnity and public liability insurance.
Problems we look for
- Loose or poorly bedded ridge and verge tiles
- Flashings missing, short or badly dressed
- Untidy or open valleys
- Poor ventilation details
- Debris left in gutters and on the roof
Roofs and parts we survey
- Replacement roofs
- New-build homes
- Loft conversions and dormers
- New flat roofs
- Ridges and verges
- Flashings and valleys

How it works
- You tell us what work was done, when it finished and any concerns.
- We agree a date before your final payment or the end of the defects period.
- We inspect the new roof from the ground, windows, the roof space and by drone where applicable.
- We photograph each snag and note where it is.
- Your report gives you a clear snagging list to send to the roofer or builder.
When to book
Before the final payment for a new roof, or before the end of your builder’s defects period on a new-build home. A clear list with photographs is easier for everyone to work from.
What we look at
Coverings, ridges and verges, hips and valleys, flashings and abutments, ventilation details, gutters and downpipes, and whether the roof and gutters have been left clear of debris.

Why it’s worth doing now
Snags on a new roof are easy to miss from the ground and much harder to get put right once the final payment has been made or the defects period has ended. A clear, independent list with photographs gives you something specific to raise while the roofer or builder is still responsible.
What our survey covers and doesn’t
We inspect what can be seen safely: from the ground, from windows and vantage points, from inside the roof space where there is safe access, from the roof where it is safe, and by drone where applicable. Our survey is not a RICS Level 2 or Level 3 building survey, not a structural engineer’s report and not an asbestos survey, and we can’t see under coverings or inside walls without opening them up. Where a roof may contain asbestos, such as cement sheets or soffits on buildings from before 2000, we flag it so a specialist asbestos surveyor can check before it is disturbed.
What affects the price
- The size and height of the roof
- How many roofs there are, including extensions, dormers and garages
- How complex the roof is: valleys, parapets, chimneys and different levels
- Access to the roof space and the roof
- The package you choose: Basic, Standard or Premium
- Whether drone inspection or thermal imaging is needed
- For commercial roofs and blocks, the size of the roof and the number of buildings
What to check before booking a roof surveyor
- What the report includes, and when you’ll get it
- Whether photographs are included
- How the roof will be inspected: from the ground, the loft, the roof or by drone
- Professional indemnity and public liability insurance
- For drone work, a CAA Flyer ID and Operator ID
- What the survey doesn’t cover
- The price, including VAT
After the survey
Send the snagging list to your roofer or builder and agree when each item will be put right. Keep the report and photographs with your paperwork for the roof, and ask us to look again if you want the work checked.
New roof snagging: common questions
When should I book a new roof snagging survey?
Before you make the final payment, or before the defects period on a new-build home ends.
Can you check a new-build home’s roof?
Yes. We check new-build roofs for snags so you can report them to the builder within the defects period.
Will the roofer see the report?
It’s your report. Most owners send the snagging list to the roofer or builder so the work can be put right.
Can you check a loft conversion or dormer?
Yes. We check the new roof areas, dormer cheeks and the flashings where the new work meets the old roof.
Is this a RICS survey?
No. Our roof survey is a specialist inspection of the roof only. It isn’t a RICS Level 2 or Level 3 home survey of the whole building, and it isn’t a structural engineer’s report. Many buyers book it alongside a RICS survey when the roof needs a closer look.
Are you insured?
Yes. We hold professional indemnity and public liability insurance.
When do you carry out surveys?
Surveys are carried out on weekdays, Saturdays and Sundays. Our phone lines are open Monday to Friday 7:30am–9:30pm, Saturday 7:30am–7pm and Sunday 9am–5pm.
