- Gaps at new flashings
- Damage to other parts of the building

How we price new roof snagging
What a survey costs depends on the time and equipment it needs. The main factors are:
- Extra roofs, like extensions, dormers or garages
- Commercial roofs and larger buildings
- Features like valleys, chimneys, dormers and parapets
- Basic, Standard or Premium
Prices quoted always include VAT, and the written report is part of the package. New roof snagging starts from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
There’s no need for technical words. Just tell us:
- When you need the report by
- The address and postcode of the property
- The type of building and roof, like pitched or flat
- How the loft is reached, if there is one
Once you know what you need, ring 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.
New roof snagging in Brighton: what you get
Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. Each item is photographed. Gutters full of offcuts can overflow in the next heavy rain, and cracked lower roofs can leak. Finding these early makes them easier to raise. If you’ve noticed underlay not dressed into the gutter and offcuts and broken tiles left behind, we can find out what’s behind it, whatever the roof.
In a place the size of Brighton, plenty of homes are flats, whether above shops, in converted houses or in purpose-built blocks. If you’re buying a flat, the roof is often shared, and the lease typically says who looks after it. Where a roof has just been replaced, it is worth having it checked before the work is signed off.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

New roof snagging in Brighton: local notes
The coast is about 1 mile or less from Brighton, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a proper look whether you’re buying or signing off new work. Royal Pavilion, about 0.8 miles south-west, is one of the historic houses in the wider area around Brighton. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you live in an older home near St Martin's Church, the roof may have had decades of patch repairs, and the survey shows where they are. If you own a rental within reach of London Road (Brighton) station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Your questions about new roof snagging in Brighton
Does a conservation area affect roof work in Brighton?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you carry out roof surveys in Brighton?
Yes. We work right across London and the South East, and Brighton is part of that. You can ring 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
When should I book new roof snagging?
Ideally before you make the final payment so snags can be raised while the job is still open. If that’s passed, book before any defects or warranty period ends.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Do you lift tiles to check the fixings?
No. We inspect what can be seen without opening up the roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.
How do I book a survey in Brighton?
Simply phone 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. For a commercial building or block in Brighton, roof access is agreed with whoever manages it ahead of the visit. For homes, clear the way to the loft hatch and tell us about any leaks you know of. The written report follows, with photographs.
- We ask what work was done and when it was finished.
- The new coverings, ridge, hips and verges are inspected where it is safe to see them.
- Flashings, valleys, gutters and visible underlay at the eaves are looked at.
- Where it’s safe, we check the loft, then look for debris or damage left behind.
- We send a written report with photos of each snag.
Preparing for the visit
- Agree roof access with the managing agent if it’s shared
- Buyers: confirm access with the estate agent or seller
- Make sure the loft hatch can be reached
Booking a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

Practical tips
Most of what helps is simple and safe from the ground. Our suggestions:
- Check before your warranty period ends
- Put any issues to your roofer in writing
- Look for debris left in gutters from ground level
- Arrange the inspection before settling the final bill
The report lists each snag with photos and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.
Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and time is set aside for snags.
What happens if roof problems are left?
Leaving debris in gutters can cause overflows and send water down the walls. Finding it now is simpler than tracing damp later. In a place with as many rented homes as Brighton, small roof faults often turn into tenant complaints. Spotting it early is easier than dealing with water damage in an occupied home.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for your roof before booking.
