Your questions about new roof snagging in Rottingdean

Is the coastal weather around Rottingdean hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is my home in Rottingdean listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Rottingdean for new roof snagging?

Yes, we do. We carry out new roof snagging in Rottingdean, and the service is the same as everywhere else we work.

Can you settle a dispute with my builder?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them and our report gives you an independent record.

What do you check on a new roof?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it is safe and check for damage left by the job.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

Do you lift tiles to check the fixings?

No. We don’t open up the new roof, so fixings under the coverings cannot be checked. We note what couldn’t be seen.

New roof snagging in Rottingdean

Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If that’s passed, it’s worth checking before a defects or warranty period ends. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. Typical surveys look at vents that weren’t fitted or are covered and loose or badly finished ridge tiles, across loft conversions and dormers, ridges and verges and flashings and valleys.

For a small place like Rottingdean, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the new roof, the defects we found and what we recommend.

Local roofs and buyers in Rottingdean

The coast is about 1 mile or less from Rottingdean, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, which is worth knowing before you buy or pay for new work. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you own a rental within reach of Moulsecoomb station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. With Royal Pavilion about 3.2 miles west, the area around Rottingdean has a long history. What affects the price in Rottingdean

Prices always include VAT. The things that change the price are:

  • How big the roof is
  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Helping us price your survey

We will typically ask about:

  • Dates you are working to, such as exchange
  • The reason for the survey, like buying, a leak or storm damage
  • Your postcode, so we can check access and travel
  • The style of property, from a terrace to a block

To book a survey, call 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Do you need new roof snagging in Rottingdean?

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

Common reasons to book include:

  • Tiles or slates sitting out of line
  • Ridge and hip tiles not properly fixed
  • Untidy or loose verge details
  • Offcuts and broken tiles left behind

Take an older house close to St Wulfran's Church: the roof may have had decades of patch repairs, and the survey shows where they are.

Before booking any roof surveyor

  • Is there a chance to talk the report through?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What insurance they carry
  • What the report includes, and whether it has photographs

What’s in a roof survey

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Parts of the roof we cannot see safely
  • Estimates of what fixes will cost
  • Settling a dispute with your roofer or builder

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Replacement roofs
  • Loft conversions and dormers
  • New-build homes
  • New flat roofs
  • Ridges and verges
  • Flashings and valleys

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.

Leave it or get it looked at?

A defects or warranty period does not last for ever. A snagging inspection before then leaves time to act. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Why us?

  • Weekday and weekend surveys
  • Drone flown under a CAA Flyer ID and Operator ID
  • Packages from £150, with VAT included
  • More than 5,000 surveys completed

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours at most homes, and longer for a large or complex roof. In a hamlet or village like Rottingdean, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

How to prepare

  • If you’re buying, let the agent know when we’re coming
  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
