Roof surveys across BN2: what to expect
We inspect what can be seen safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. You do not need to do anything except give us access. Each defect we find is photographed and explained. Common reasons to book are ridge tiles that have lifted or moved and debris building up in roof valleys, across ridges, hips and valleys, natural slate and flat roofs.
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours at most homes, with bigger or more complicated roofs taking longer.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photographs and recommendations.
What you will pay
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Roof surveys across BN2: local notes
Across BN2, we survey roofs for owners, landlords and agents, from Brighton, Carlton Hill and Telscombe to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, BN2 included. Visits run on weekdays and at weekends. Along the coast in BN2, roofs facing the sea take the brunt of the weather, so ridges, verges and flashings there often need attention first.
Carlton Hill: If you own a rental within reach of Brighton station, a roof report helps you deal with small faults before they turn into a call from a tenant. Royal Pavilion, about 0.3 miles west, is one of the historic houses in the wider area around Carlton Hill. Older homes in the area may have roofs that need matching materials when work is done.
What affects the price in BN2
Not every roof costs the same to survey, for these reasons:
- Whether you choose the Basic, Standard or Premium Survey
- House, block, shop or office
- The height of the building and how the roof can safely be seen
- The use of thermal imaging or a drone
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for the job before booking.
Getting in touch
If you can, have these to hand when you get in touch:
- Pictures of the roof from a safe spot, if you have them
- Anything about access we should know
- The style of property, from a terrace to a block
- Any stains, drips or damp patches you’ve seen indoors
Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.
Common roof problems in BN2
Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.
A survey can pick up problems such as:
- Standing water on a flat roof
- Torn or sagging underlay
- Gutters that overflow in heavy rain
- Gaps in the roof where coverings have gone
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
Useful tips for BN2 property owners
A survey works best with a little help from you, before and after. Tips:
- Keep a record of damp patches and dates
- Clear the loft hatch area before we arrive
- Do not climb onto the roof yourself
- Mention any flat roofs as well as the main roof
Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
Landlord and commercial surveys in BN2
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.
Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.
Questions from BN2
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime. Just say which days work for you.
Can you tell me how long my roof will last?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
How long does the visit take?
It usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
