Roof survey in BN1: how it works

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey lead flashings, natural slate and chimney stacks, and common reasons people get in touch are torn or sagging underlay and blocked, sagging or leaking gutters.

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Local landmarks in Brighton

Locally, jobs take us to homes and businesses close to Fairlight Primary School, St Martin's Church and Park Crescent pub and the streets around them. Nearby too are Brighton Hove and Sussex Sixth Form College (0.9 miles west), Academy of Creative Training (0.9 miles south) and William Clarke Park (within half a mile east). Brighton has its own railway station: London Road (Brighton) station. Other landmarks nearby include Brighton General Hospital (0.7 miles east) and Old Police Cells Museum (1 mile south-west). Not far away are Newmarket Hill and Whitehawk Hill.

Roof surveys across BN1: local notes

Across BN1, we survey roofs for owners, landlords and agents, from Brighton, Hove and Carlton Hill to the quieter places in between. Every report comes with photos and written recommendations.

Several airports in London and the South East have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in BN1. Where permission is needed, the flight waits for it. Along the coast in BN1, roofs facing the sea take the brunt of the weather, so ridges, verges and flashings there often need attention first.

Brighton: If your home is one of the older ones in the streets near St Martin's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to William Clarke Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report
  • Walls, floors and services below the roof

Common roof problems in BN1

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.

Common reasons to book include:

  • Cracked or blistered flat roof coverings
  • Debris building up in roof valleys
  • Torn or sagging underlay
  • Gutters that overflow in heavy rain

Different roofs, different checks

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, especially at the verges and ridge.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

What a survey costs

Prices always include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you get in touch

A few details help us suggest the right survey and price. When you contact us, it helps to mention:

  • The property’s address and postcode
  • Anything about access we should know
  • Your timetable, such as an exchange date
  • What’s prompted the survey

If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or email us.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

FAQs for BN1

Will the report say how many years my roof has left?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

How quickly will I get the report?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you work in BN1?

Yes. Our area covers London and South East England, and that includes BN1.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.
