What we look for on each type of roof

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded.

How a roof survey works in Stanmer

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. If you’ve noticed loose chimney pots and gutters that overflow in heavy rain, a survey will tell you what’s going on, on flat roofs, chimney stacks and ridges, hips and valleys alike.

Some older homes in villages like Stanmer are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What a survey costs

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • Basic, Standard or Premium
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Booking your survey

What helps most when you contact us:

  • Access details, such as a loft hatch or a shared roof
  • The address and postcode of the property
  • Photos of the roof, taken safely from ground level or a window
  • The type of building and roof, such as pitched or flat

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.

How it works

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, it normally takes about one to two hours for most houses, or half a day or so for a commercial building. Around Stanmer, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • If you’re buying, check with the agent that we can get in
  • Keep pets out of the way during the survey

Arrange a survey

Most bookings start with a short call: phone 07833 053749 or send us an email and we will ask a few questions about the roof. You will have a price before anything is arranged.

Common roof problems in Stanmer

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Here are some of the things we see frequently:

  • Torn or sagging underlay
  • Cracked or blistered flat roof coverings
  • Crumbling chimney pointing or cracked flaunching
  • Cracked mortar along the ridge

Trees in and around Stanmer Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Questions to ask before booking

  • Their insurance cover
  • What the report includes, and whether it has photographs
  • Will they check the loft as well as the outside?
  • What the survey won’t cover

What to expect from a roof survey

Roof surveys in Stanmer: local notes

Stanmer is within about 4 miles of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Preston Manor & Gardens lies about 2.8 miles south-west, so building around Stanmer goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. Anyone responsible for a site like Coldean Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Do you give a life expectancy for the roof?

Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Will you check the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
