Our roof survey service in Brighton and Hove
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey clay and concrete tiles, the roof space and chimney stacks, and people most often book us about loose chimney pots and ridge tiles that have lifted or moved.
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You tell us about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- We look at the roof from every safe viewpoint, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a written report with photos and recommendations.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Brighton has its own railway station: London Road (Brighton) station. Nearby you will also find Brighton General Hospital (0.7 miles east) and Old Police Cells Museum (1 mile south-west). Open spaces near Brighton include Newmarket Hill and Whitehawk Hill.
Roofs, chimneys and gutters across Brighton and Hove
From Brighton, Hove and Carlton Hill to smaller places, people across Brighton and Hove use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in Brighton and Hove. Where permission is needed, the flight waits for it. Coastal towns and villages in Brighton and Hove see more salt and wind than places inland, and metal fixings and lead suffer for it. After a storm, the seaward side of a roof is the place to look first.
Brighton: If you run a business near Churchill Square, a dated report on the roof is useful for planning and for any lease discussions. Royal Pavilion, about 0.8 miles south-west, is one of the historic houses in the wider area around Brighton. Older homes in the area may have roofs that need matching materials when work is done.
What you can safely check yourself
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
How the survey changes by roof type
Chimney stacks
We look at the stack itself, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.
Natural slate
From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Common roof problems in Brighton and Hove
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.
People normally book a survey when they’ve noticed one of these:
- Flashings that have come away from the wall
- Ponding, splits or blisters on flat roofs
- Loose chimney pots
- Ridge tiles that have lifted or moved
Why get it checked now?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail.
What to check before booking
- Will the report include photos?
- Their track record with similar roofs
- What follow-up you get after the report
- Will they check the loft as well as the outside?
When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Confirmation of asbestos in soffits or cement sheets
- Faults hidden behind ceilings or boarding
- The condition of the rest of the building (that is a RICS home survey)
Brighton and Hove: your questions answered
What if it rains on the day?
Light rain is normally fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Do you need to get into the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Do you go up on the roof?
Where it’s safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
